Agree, Alexandria is not in the mix of places like that plus Bethesda and Chevy Chase. Old Town is a special market of course, and I love the landscape there, but the rest of Alexandria is whatever.

Sure, if you like endless blocks of suburban-feeling houses with very few side walks than Bethesda, CC, McLean Fairfax etc are great options

the truth seems that people who overpaid to live next to a pizza shop and coffee stand in Alexandria are sensitive to the fact that they bought a home in backup market.

Housing desirability is always: Bethesda/Chevy Chase / N. Arlington / McClean / FCC - priority essentially based on what makes sense for commute when considering suburbs

Everything else is an option if you cannot get enough square footage.

My kid graduated in 2018 from TC- Public all the way through. Offered admissions to UPenn and Cornell. Went to Stanford. I love it when they trash TC. It makes my child's accomplishments seem so much bigger.

If your son had attended Episcopal or SSSAS or a DC private school like most MC and UMC kids in Alexandria, your son would have been 1 of 500 similar kids, not 1 of 10. Your son's "accomplishment" isn't that much of an "accomplishment."

It's actually a legitimate strategy to be a superstar at a bad school. Much better admission odds.

To get the discussion back on track for OP.

If you plan to use public schools and city services, FCC is a no brainer. It’s pricier than Alexandria overall with higher taxes but you pay for those services and the almost private school.

If you like waterfront living and a lot of retail within walking distance go Old Town.

Crime is substantially higher in Alexandria but won’t impact you much if you live near Old Town. Del Ray has both flooding and crime issues so would avoid even though it’s charming.
