To some extent I agree. Alexandria does seem to have some serious systemic issues though (flooding, internet, shooting of the high school student by another student, cover-up of the rape at the high school).

Want historic houses walking distance to Old Town retail and waterfront, but don’t care about public school or city services? Alexandria.

Want small town functional government with great schools and new developments ongoing and in the pipeline? FCC.

FCC is closer to Tyson’s and NW DC through metro and driving and Alexandria is further on metro but a short drive. It’s personal choice.

The issue you are going to have with FCC is very low to non existent inventory.

Agree, Alexandria is not in the mix of places like that plus Bethesda and Chevy Chase. Old Town is a special market of course, and I love the landscape there, but the rest of Alexandria is whatever.


Sure, if you like endless blocks of suburban-feeling houses with very few side walks than Bethesda, CC, McLean Fairfax etc are great options

All those areas, including FCC, have better schools than Alexandria by all measures but are also uniformly wealthy with very little poverty and lower middle class (or even any middle class really) unlike Alexandria.

The latest published data from NVAR shows that Alexandria is basically a backup market for those that can't get into Mclean, FCC, and N. Arlington.

Alexandria: Median 546k, Mean 649k (lower than literally every jurisdiction in NOVA).
Falls Church: Median 709k, Mean 760k (highest or second highest depending on which month you look in NOVA).

Again, not comparable markets.

What a careful analysis. You forgot to do an apples to apples comparison. Alexandria has substantially more condos than Falls Church. Go back and do s SFH comparison, and then do a price per square foot comparison.

And it's certainly not a "backup" market except in your petty little mind.

I live in FCC and work in Old Town. For years I've been trying to pull the trigger on moving to OTA, as I love the walkability and the liveliness. But, we stayed in FCC for the schools. There are some really nice homes in Alexandria, but then we would need to send the kids to private, and the school commute has not been worth it. I guess it really depends on what you need in terms of schools- FCC has an amazing IB program, and Alexandria has...a lot of problems.
Also to get back to the pot issue- I work on Fairfax St. in Old Town and there is almost always a group of men smoking pot on the corner. I don't mind though, our street has never felt unsafe.

Alexandria has made a choice to support cramming more people in by building more condos. FCC has not made that same choice.

No wonder everyone is stuck in Alexandria not able to go anywhere. Their infrastructure isn't made to support their choice to chase property tax dollars made on condo owners. They are reaping what they sow. Oh well, lesson learned?

Alexandria City is like 14 sq miles while FCC is 2 sq miles. It's hard to compare them especially if you're talking about condos. A better comparison is Old Town to FCC but it's hard to get data on just OT.

So I love Old Town for its historic character, it's unique and truly beautiful, but "liveliness?" I honestly never experienced much of that. I lived off of N. Fayette for 15 years and it was never lively. It always felt pretty much dead, at least in the areas around me.
