This has tons of curb appeal. Turns out that just about the only thing I like about it. The inside is in serious need of renovation.

Agreed on the condo. It's also pretty big for a 1 bedroom (800+ square feet over one level for one person or a couple is actually not bad when you consider there are plenty of row homes on the Hill that are smaller). And that outdoor space is worth a lot -- it's rare to find a condo with that much private outdoor space, much less with that view. This is one of those special one-off properties that doesn't have true comps. There's a ceiling on what an unrenovated 1-bedroom will sell for in the city, but 700k is probably not even it, actually. |

PP here. I said it was in serious need of renovation, not in need of serious renovation. Minor difference, perhaps. I agree that it's mostly cosmetic, and that it'll probably go for over asking, but what doesn't these days?

For the Emerald Street house? We have friends who live basically next door to this place on Emerald and their outdoor space is a teeny-tiny slab of concrete. From the photos here, this house isn't any different. |

What’s outstanding is that it’s zoned for Maury. Our very similar house is two blocks from here and zoned for Miner. We would probably get $850 for ours. |
