Are these H St. NE / Capitol Hill houses priced appropriately?

I think the price is reasonable. It’s a very pretty house four blocks from Lincoln Park, zoned for an elementary school people like. If that were my budget in this neighborhood, I’d seriously consider it!

I guess if we were going to make he move to Hill East for more space, we should have done it a few years ago when these places were going for closer to 700? If this really goes for $1.1m, I think I can safely say we'll never be able to move within this neighborhood again. Bummer.


Friends of mine bought something incredibly similar, but a couple hundred square feet smaller about three blocks away over on 15th street SE. Paid $1.045. I think they overpaid seeing as the property (and its twin next door) was on the market for almost 200 days when they purchased. The twin never sold and as just put on the rental market instead.

It went pending on Thursday. I was kind of hoping it would sit for a while, because if $1.1 really is the right price for a house this far east, that puts everything anywhere near the Hill out of my price range.

Oh, well. I hear some of the suburbs aren't...awful.

Fwiw, an unflipped but updated row house can still be had for well under a million. Our house is closer to 13th and is a pretty good size and I just don’t see it selling for over 850k anytime soon. There are others, though they’re fewer and further between all the time.

Finally a new listing! $779k for 2br/1ba near Seward Square. Cute as a button and at almost 1200 sq ft, it's on the larger side for a condo alternative. It's in the historic district, so any maintenance will be a colossal, expensive PITA. Especially that back sliding door. No parking and street parking is virtually impossible in that area, but you can't beat the location if you're car-free.

Not bad, though the grey kitchen really isn't to my taste. That should go quickly to someone who works on the hill. And it's (just) outside the CMZ (Capitol Militarized Zone).

I thought the historic preservation rules just affected what's visible from the street in front, though. I wouldn't expect them to cause much of an issue with the rear sliding doors—but I just rent in Capitol Hill, so I'm not intimately familiar with the historic preservation rules.

Good point about the back. I was thinking in terms of having to deal with a sliding door that replicates the six over six window style. Seems like an extra layer of customization that would be required.

Those little places are so cute! They give me a little claustrophobia, though, after spending the last year mostly in the confines of a larger Hill row house. I think that for a single person or couple, though, those houses are great.

Those places barely appreciate. We looked at one in about 2003 and the unit now sells for less than 100k more than it cost then, You could have bought a cardboard box on the Hill in 2004 and returned a better rate of return.

I love Adam’s Market but I’d want a leeetle more distance. Convenient, though. I think it’s a nice house. I could keep my parents in the basement!

I really like that first one, but boy is it small—maybe even too small even for a couple, IMO, if either of them spends any time working at home.

Is that a dishwasher under the sink? If so, that's the first time I've seen it. The sink looks like it might be really shallow to accommodate the dishwaher, but I'd still think you'd need somewhere for the sink's plumbing to go.
