As mentioned, I was underwhelmed when touring the Hamlet and Orchard compared to touring the Wormald SFH in Crown. The TB felt flimsy (floor would bounce a bit).


I'm not sure what you can count on when it comes to contractors for premium v. non-premium homes. This obviously isn't directly relevant to TB homes, but I've heard NV Homes and Ryan use the same subs, despite the very different tiers in products so who knows. We're building a home in a neighborhood with bases from high 800s, so not as expensive as MP, but when we've talked to neighbors who have already moved in ALL have been pleased. (At least with the home itself, I've heard complaints about the sales team, which we share.)

I've been surprised by that. We built with a builder years ago where everyone in the neighborhood had something to complain about when it came to their home, some with real horror stories. That said, our house was rock-solid, never had a complaint.

Maybe a bit of luck of the draw, which is quite terrifying, but I suppose not that much different than buying an existing home..especially with all the waived contingencies if you're in DC

I might be in the minority but I had great luck with my new build NV home. Granted, this was nine years ago but we really didn't have many nail pops or settlement issues. Any issues were resolved at our one year walkthrough.

Price increase alert!!!

The asking price for the Orchard Quick Delivery home just increased by $40K today!

I thought there was a waiting list of buyers for the quick delivery homes...how’s the price increase if there were buyers?

is this for both homes? How can they increase the prices when none is buying the home? It has been open for so long? Strange!

Just a guess but I imagine they’re hoping to lure in new buyers who will negotiate “down” to a higher price than they previously could have gotten and/or just adjusting the price to be more in line with the other recent increases—and perhaps with a bit more fairness, if the homes are unfinished, they could have added new design options, etc. to raise the price.

That said, I’d be surprised if there was any real waiting list for the quick delivery homes, my impression has always been builders like unloading them. Maybe a waitlist to view them in order to make potential buyers more anxious to buy? I’m sure there is some guy with a calculator paired with some guy with a sales strategy at TB HQs with a master plan

I heard in the summer from the sales team - June or so. The cattle is still on the Hanson Farm where phase II is located, so sometime after they're moved.
