Are these H St. NE / Capitol Hill houses priced appropriately?

I wouldn't want to live that close to the intersection of 6th & C NE. Two lanes of traffic turn from C onto 6th there without any clear making of where each lane on C should end up on 6th, so there's a lot of honking.

I'm the poster of the house. I totally agree on the intersection. I do think the price might reflect the location, awkward layout, and need for upgrades though. This much space both inside and out would go for a lot more at a better location.

most of the outdoor space is public space on a very busy corner... so don’t buy it expecting to put up a 6ft privacy fence! That said I love all the big windows and think this is a good price for the location and size. Maybe lobbying firm offices?

I wasn't sure I was ready to spend $1.8M to live on a busy street, but then I got to the end of the listing and saw Zone 6, highway number 210 (what is that?), Capitol buildings (more than 1?), original cemeteries (do they replace them?), and centers of world power (so many - but not all in walking distance) and thought 'know what, you got me'...

I've been wondering what the houses on this block look like inside for a while, so this grabbed my eye today:

Recent price drop but still feels overpriced to me, though I can't exactly say why. Pro: legal basement unit ready to rent. Cons: outdoor space sucks. Also, there was a stabbing a half a block away on H Street this afternoon, which I think might be coloring my view of this area at this specific moment (but there's crime everywhere, I realize that's just recency bias on my part).

That's way too close to the corner of 8th & H NE for me. We've had some conversations in this thread about that corner, so I won't belabor them here, but IMO that's not a good location.

Location aside, the house interior looks dated and the outdoor space in back looks sad.

Really depends on condition of units. Hopefully they will post interior photos when it lists on the 15th. If they are really “turn-key” as they claim, you could easily rent each out for 2k without putting any work in. That’s sort of an ideal investment property, because you don’t have to renovate and you could price very competitively (so not a lot of time on rental market). And that location, between Union market and H, will be very appealing to the kind of 20-something professional likely to be interested in an unrenovated 2bed for under 2500.

Could be ideal.

WOWOWOWOW - I cannot believe that price! For that $$ I would expect much nice finishes, details and layout. That fireplace??? Bizarre pricing.

I think the new price should help (down to 875 from 899). It's a weird layout that makes some of those bedrooms a lot less functional than you'd hope, plus the main outdoor space is really hard to get to, making it a harder sell. Like look at this nearby house (which I think may have been linked in this thread before):

Better layout, with a basement unit, and more functional outdoor space. I'd go for the 15th St house in a heartbeat, not so sure about the 14th street one. So I think the choice to pull the price of the 14th St one down below this one should probably help with interest. I get why it's sitting a bit.
