Can you guys tell me what are the kid friendly things to do in this area? What parks are near by? Was hoping Mt. Prospect has tennis courts.

The nicest park nearby is Greenbriar and it’s a couple miles away. There are all sorts of kid friendly things in non covid times. Swimming, horseback riding just across the street, tennis courts at quince orchard, Westleigh or Bretton woods, kids gyms in the Kentlands and crown, hiking the C and O or paddle boarding/kayaking from the locks. It’s a very family oriented area. |

The development will have dog park, a couple playgrounds, lots of green space and a bike trail around the development. Outside of the development, yeah, not a TON of kid friendly stuff that's not a 10 min drive. |
I just found out Toll Brother's model home in Arden Great Falls has an asking price of $4.5 million. The base floor plan of the same model is $2.5 million. Did they really put $2 million worth of options and upgrades in the model home? Is this the typical amount of money someone needs to spend to make a standard Toll Brothers house to look like a model home? I'm wondering how much the models at Mt. Prospect will sell for. |
Models will typically have a lot of paneling and built-ins that aren't options, as well as (of course), painting and wallpaper, along with perhaps custom lighting. In addition, the models are usually landscaped with additional outdoor living areas that aren't offered either (water features, additional porches, outdoor kitchens, etc.). They also usually come equipped with a lot of built-in sound systems and the like. That said, models are usually negotiated down quite a bit. Different than the homes built to the customer's specification where nearly nothing is negotiable. |
Many wonderful things to do with kids--parks, horse farms, hiking trails, tennis courts nearby, bike trails... great area for family and kids. Not so much if you want to party like you're in your 20s, but then can't do much of that during COVID time. |

Having an agent is a must...they will negotiate on your behalf and save you money...at least ours did. Not 2M, but we got some perks worth a few thousand which helped. Models will have 50k in upgrades not available through Toll. |

That is absolutely mad. $2m in options/upgrades?! Let’s pretend for a moment that they added every structural option available by TB. Then let’s say that they had wood floor (or LVP) in the entire house. All lighting upgrades, etc. my guess is that will run you 600-700k? Landscaping another $100k. After that my guess is that TB’s designed did some one-off designs that they inflate the price on. Either way, I’m trying to get there and I’m having a hard time Understanding how they got to that number |
They don’t expect to sell it at that price. I’m not defending it, but models are typically listed at silly prices. Model homes and quick deliveries are really the main ways to get a good deal on a new home by a builder like TB. |
