Were you happy with Steadfast? I am waiting for a quote from them

NP. Steadfast built my Trex deck about 15 years ago. Their price was reasonable and they did a great job. According to the guy who gave me the estimate, their employees/carpenters have a lot of experience.

Who did you work with, if you don't mind referring them. That seems like a pretty good price.

Np, new build price is much lower as we've done both. The new build was around $10k for a decent screen sunroom. The add on to our old house was closed to $50k.

It is being done by the builder/developer.

We were quoted $35k for a 600 square foot low deck 2 feet from the ground using trex medium price point deck materials. Is that a good/ comparable price, we live in Montgomery county.

Seems really high.

OP unfortunately that sounds about right. We also have deck 20 feet off the ground and sun room attached. The deck is trex so more expensive. Also bring higher up was an extra cost. The sunroom was $40K. We got a good price on that but the foundation of the whole thing together and joining the roof was an expense. Worth it though.

I think our deck + sunroom is 14x30.

I forgot about the concrete footers that support the whole deck/ sunroom. That raised the price. And the sunroom roof.

Why are decks so expensive in the DC AREA. It literally takes less than one week to build.

Yes, very happy with Steadfast. It's been two years and no issues with any of the work. It was built by a very experienced builder and looks great.

High Cost of Living Area - labor is VERY expensive. And very few people are able to do it themselves, so they are willing to pay high amounts to have someone else do it. Supply and demand. In other areas of the country, they can't charge as much because people aren't willing to pay so much - they would do it themselves or have some friends help. Here, people throw money at everything.

How does deck & screened porch seem to you now? High 80s-90s isn't comfortable.
It always seems like a good idea for a short time Spring/Fall. A very short time.

We use it every evening in the summer. If not, the mosquitos would eat us alive if there wasn't screening around us.

Most people aren't outside. Can't stand to be outside in 90 degrees

We sit on ours after dinner. Put up good ceiling fans.
