My friend lives in Webster and the new McMansions go for $450. Their house is worth $250k and they have a 3 car garage.

As far as I know it consistently ranks high in public school ratings, and the city environment means you can likely find a job. Plenty of tennis, swim, and golf. The house will not be beautiful, but it will be livable. Make sure to save for them heating bills!

The nice thing about the middle of the country I guess is that you don't need to pay for air conditioning or heating too much. Cooling seems to cost less.

My child is used to the nice weather and loves to be outside so New York isn't high on the list plus few jobs in construction. But it's cheap.

I'd also consider Richmond Area but I think I'm priced out

No but we can’t afford the area anymore. He’s played sports down in North Carolina. It seems the most comparable to where we live now and there are great job prospects there. Even if I could stay in the area I’d have to switch school districts.
Then that sounds like it is time to go back.

It's only 4 years away, just rent for now and buy when the school district doesn't matter anymore.

I need cash. I can’t afford rent and utilities and food and activities. I’d like to sell the house and buy somewhere with no mortgage

Don't see how that makes sense. If you need the cash, isn't it best to take on a new smaller mortgage instead of plunking down $300k?

I can't do that anymore.
why not?

the middle of the country is often much hotter in summer and much colder in winter.

DP, I am assuming that OP has some challenges w their credit/job situation that wouldnt allow them to get a mortgage. I have been in this situation before and it sucks.

St Johns County, FL. I found out about it from this forum. Good schools, low cost of living, amazing weather.

Did not read the whole thread, but my first question would be what sport does the kid do? Youth sports are oddly regional, and some niche sports are simply not available in certain areas.

What industry do you work in?

Construction
what part of construction? Do you do rough carpentry, finish carpentry, plumbing, painting……do you sell or plan?

If your child is an elite swimmer, I don’t think you will find a comparable place away from here.
