If you want ''great schools'' and an SFH, you're going to have to up your budget to low $400,000s. Look in and around Allentown/Bethlehem/Easton, Harrisburg, Reading, Pittsburgh, Lancaster, York, and Philly.

My parents' SFH built in the 2000s with its own pool in a safe neighborhood its worth about $180k, but property taxes are $8k/year, and having attended the schools, I can say they are horrific.

I’d rent in the best school district I could, familiarize myself with the real estate market then wait for the market to fall/buy when kid is in college.

Look carefully at the taxes if you are moving to PA or NY. You are going to be surprised.

No but we can’t afford the area anymore. He’s played sports down in North Carolina. It seems the most comparable to where we live now and there are great job prospects there. Even if I could stay in the area I’d have to switch school districts.

It's only 4 years away, just rent for now and buy when the school district doesn't matter anymore.

I need cash. I can’t afford rent and utilities and food and activities. I’d like to sell the house and buy somewhere with no mortgage

Swim/tennis communities are popular in the South. Check out the Atlanta region and Charlotte, NC area. You probably need to consider a townhouse as single family homes in a swim/tennis neighborhood are probably above your budget of $300,000.

Atlanta is the most active tennis community in the US.

You can get half a duplex in a town like Emmaus.


Would that duplex be in a great school district with access to swim clubs?

decent “good enough” schools, you are not going to get “great schools “ on that budget. There are swimming pools.
