It’s not a dump and you missed the “and around” part. The suburbs of those small cities all have good schools.

What about Cary or Morrisville, NC, in the Research Triangle Park area? There are some townhouses in the low 300s, good schools, near a highly ranked swim team (not sure about tennis).

West Allentown is nice as is most of Bethlehem and Emmaus. This house is pending, in OP’s budget, and in a great school system. The Lehigh Valley has any retail you want, nice parks, and most importantly it’s close to NYC and Philly if you need to take a weekend trip for more cultural or retail amenities. A lot of these other places PP’s are mentioning are in the middle of nowhere in the South or in Michigan. I’d rather be less than two hours from the best city in the country.

10:23 again - maybe also look at the Greensboro and Winston Salem areas in NC. There are some good public schools and houses are slightly more affordable than the Raleigh area, but I'm not sure about the sports situation there. Generally, NC has a lot to offer with a relatively low cost of living. I think the job market is pretty strong, and people are polite.

This is where I was going to suggest but prices have indeed increased dramatically in the past few years. I grew up in Brighton and highly recommend it

I haven’t read through the responses, so forgive me if it has been mentioned earlier but New Braunfels, TX which is located between San Antonio and Austin checks off most of your boxes. Excellent public schools, great community and job market, tons of recreation and swim opportunities. The Comal River Springs and Pool are there and are simply wonderful, best kept “secret” in Texas. Small town feel with wonderful amenities and fairly liberal for Texas.

Never heard of this place but I looked it up on Zillow - not cheap!!! Homes are 750k+

I’m going to say +1 on Mt Lebanon - plenty of choices under $500k. Schools are amazing. My family is from there.

Memphis suburbs - Germantown area. My cousin purchased a beautiful little house there in under $300,000. Great schools and really nice neighborhoods.

There have been comments on DCUM related to UMC families moving to low income zip codes/ underrepresented states to position themselves favorably for colleges that seek geographical diversity. So, something to keep in mind. Kid may have better chances coming from Wyoming than Pennsylvania. Less competition too.

there is currently one SFH for sale in Northville for under $500k. It's currently listed at 497k, and is a "sold as is" home built in 1900. Try again.

This. Can you rent until your HSer is out of the house and then move to where you want to live? If you do this give your kid a heads up so they know once HS is over you’re moving.

You could use vacations to visit places you’re interested in and see if it fits what you are looking for.

MT Lebanon Pittsburgh. Lots of jobs in Pittsburgh and great area to grow up. Two friends grew up there and they are both successful and the nicest people.
