only 1 Orchard? that is not evident on their webpage? I see two quick delivery still available. |
coz DC Urban Mom's group has more behind the scenes info... ![]() |
Seems like there are two windmills. Any info regarding access to the park? It is mentioned on their website but I don't know where this entrance would be. I drove through here and saw people are starting to bike and/or walk around the neighborhood. |
I don't know how accurate or up to date the site is. Sales person from Hamlets and Orchards said that all Hamlet and Orchard lots had deposits on them, as of earlier this week. Anyone else hear anything similar?
I think the next phase won't open up until at least March, but I am wondering what home sites will be included in it. I'd guess more of the Windmills near the Orchards... but wondering whether/which Hamlets and Orchards would be included in the next phase!? There's so many home sites left in the development, they can't possible open them all up in the next phase. Guessing there will be multiple phases? |
It looks like the 2 quick delivery's are still available with one other lot next to the MPDU's. |
Does anyone else wonder if the person writing all of these messages works on creating a different author's voice for their back and forth discussions?
My parents live near this neighborhood and I drove through it yesterday. The houses don't seem to fit the surrounding area and the streets are very tight. Not sure how people will have company without taking over half the street with cars. I guess I'm missing the appeal. |
The folks that buy 1.5M dollar homes don’t want folks parking in the street. The areas near the Hamlets are wider since the driveways can’t accommodate multiple cars, but personally I am very happy that I won’t have a bunch of cars parked outside of my house all the time. |
We decided not to buy in this neighborhood for a lot of reasons, though the narrow streets bugged me too. In response to the PP, even those of us building expensive homes recognize you typically need more than a driveway to support parties. It will get tight, and fast. I check in on the thread because we’re building in another TB community so I try to see if there is anything relevant about the design process/options whenever the thread pops up because the communities share a design studio—never really does, I should probably give up. I am not involved in some sort of bizarre message board fiction writing project. |
...Wait, if I understand you correctly, you’re saying cars can’t be parked on most of the streets? Meaning, the HOA doesn’t allow cars on the street? That is bananas. |
PP here - I grew up down the road in a multi-million dollar Potomac neighborhood and even our large driveways still had some cars on the street. Regardless, the neighborhood still doesn't seem to match the area but to each his own. |
Do you never entertain? |
I am not sure the PP poster understands that—unless it is forbidden, which, as said above...would be bananas—cars WILL be parked on the street. Also, 2M+ neighborhoods have cars on the streets (and that is just fine with me, and I imagine many others). If you want an isolated McMansion without neighbors, a planned community by a national builder is not a smart buy. |
Sure, but my driveway can hold 4+ cars, the rest can park on the streets that are designated wider. We have parties with over 6 cars maybe once a year...not enough to make a buying decision on this issue. |
+1 Those streets are so narrow and the trees are so close to the road. I don’t understand why the trees are so close?? |
I am also curious if street parking is banned by the HOA? |
