Three times now in the last 2 months, my landlord has texted both me and my roommate after 11pm at night. She texted us in a group chat tonight at 11:15pm telling us that she received a fine in the mail from the homeowners association saying that there was a dog tied up and barking outside all day and asking u if we knew anything about this. Last weekend, my boyfriend stopped by for the afternoon and had his dog with him. We aren't allowed to have dogs in our condo so he kept her in her dog box in his truck. She barked ONE TIME and he went outside to walk her around a bit within 2 minutes of her barking. She has never been tied up outside and definitely hasn't been tied up and barking ALL DAY outside. I told her all of this and she continued texting me for 20 minutes telling me she would contact the homeowners association on Monday and also reminding us "no dogs are allowed inside the house".
I don't think it's okay for her to be texting us after 11pm at night. I find it highly unprofessional on her part to even be texting us, let alone texting us after 11pm at night. My roommate is equally annoyed and wants to send her an email saying that any issues going forward need to be sent to us via email and to please not call/text us after 9pm which I feel is reasonable. Does anyone have any thoughts on this? |
Yup! Ignore and delete her text messages! Block her even. Anything she needs to communicate can be done in writing. |
| No need to tell her you don't want text after 11pm. Just don't respond to anything after 9pm. She'll figure it out on her own. |
Agree. Just don't respond that night for anything that is not an emergency that occurs after your curfew time. Respond first thing in the morning. For many, texting is like voicemail in that they can send a message and you can opt to respond whenever is appropriate for you. If it is waking you up, turn off the alert chime for your texts or don't bring it to bed. Otherwise, just respond when you feel is appropriate. |
OP Here: I'm up past 11pm so it's not that it's waking me up but just the annoyance that she thinks texting us after 11pm in a group chat is okay. She's also one of those people that doesn't just type it all out in one text, it came in 3 seperate texts. I'm going to start ignoring her anytime after 9pm and hopefully she gets the hint. I still think texting us is unprofessional though and I do feel like she should be sending us questions like this in a email or a phone call. |

| Just ignore her until business hours. Just because someone texts you it doesn't mean you have to reply right away. |
| I would ignore her. About the dog I would respond, "Nope, I don't know anything about it." Don't let her stress you out. |
OP here: Well I already replied to her telling her how it was my boyfriends dog but that she was 1) not tied up outside/at all and 2) certainly wasn't barking all day outside. She left it with telling me that she was going to contact the homeowners association on Monday and would be in touch. I really hope she doesn't think I am going to pay a "fine" for something that just isn't true at all. I've lived here for 3 years now and she's such a pain to deal with so I'm sure it's going to turn into a huge issue but I'm hoping not. |

I think you're getting way too worked up. I would kill to have a landlord who texted at 11pm, as opposed to knocking on my door at 9am (which is my current landlord's specialty). It's all about perspective, right?
There's no rule saying that you need to reply that night. Just ignore. You can't really tell another adult when or when not to contact you via text, unless it's harassment. |
What the hell? This is why i always deny and play dumb unless the person has pictures/evidence. This lady sounds crazy. |
OP here: I just find it unprofessional as a landlord to be constantly texting me and my roommate after 11pm at night with petty issues. I've had two landlords before her and they always emailed me or called me with any questions or concerns. My dad owns a couple of rental properties and he's said that he's never sent a text to a tenant regarding an issue and that he thinks I should request that going forward, she address all concerns via email or phone call. |
OP Here: Clearly someone lied because his dog has literally NEVER been tied up outside, ever. Also, the second she barks, he goes outside to make her stop and she has never barked for more then 1-2 minutes tops. I'm extremely pissed about this issue too as she mentioned getting a "fine" and I'm assuming she's going to expect me to pay for it. Wouldn't there have been some sort of a warning, etc. if this really was the case and there was a "barking issue"? I wasn't aware that they can just "fine" you for something without warning you, etc. Either way, what they are claiming isn't true at all so I'll definitely be fighting that. |
I think she is lying about the fine. Ask to see it if she insists you pay it. I think she either has a spy in the neighborhood or is spying herself to harass you. She sounds like a problem. If you can cut your lease short you might consider it as she has an issue with boundaries. Next she will be busting up in your unit unannounced! |
OP here: I love living here but dealing with her has been a huge issue. The last time she texted us after 11pm was back in July and she sent us a text saying "I'm curious to know what's going on in the house so I would like to stop by and check things out. I'll stop by tomorrow and I can let myself in". My roommmate and I lost our minds over that as it literally came out of no where. We are both 26 and 27 and have been living here for 3 years with no issues at all. To make matters worse, she texted us that and never even ended up coming by to "check out things". She goes through crazy periods of acting like this and then other times she is completely normal but I'm definitely going to ask to see this "fine" and letter if she brings it up again. |
