MPDUs are very paternalistic and while they are well-intentioned, they actually harm the financial position of people that qualify to buy them. The units literally are not allowed to appreciate more than inflation (for 30 years) and this effectively limits the financial/wealth accumulation benefits of homeownership. Even if held on to the MPDU for 30 years when MOCO finally allows you to sell it at the market rate, they take 50% of your gains in excess of the inflation adjusted price you purchase it at. The MPDU effort to make housing affordable is actually preventing low income households from building wealth for their family. |

Glenmont is actually a perfect place for such a development. This comment was spot on and most people just ignored it. Glenmont is basically the last affordable Metro stop left in MoCo and it has a large amount of land than can easily increase density without destroying natural areas. That Glenmont shopping center and surrounding neighborhoods are full of potential. |

For $250 you can get a studio or small apartment. A one income person making $60-70k cannot afford that. |
You don't have to tear down anything except for the shopping center. You can probably put a few hundred units and retail there. It would be a big benefit to the community. |

Yeah, it is basic housing. Land is pretty cheap in Clarksburg. You can't build cheaper than that. Clarksburg and Urbana too. It gets a little bit cheaper up in Ballenger Creek. |
