Where though? |

Not viable needs Mass transit close by
Plus with trumps tanks we are so screwed no new developments will be viable |
|
There's already housing available at those prices at the outer suburbs. For example, here are 1500 sq ft newly built condos for $400K:
https://mcwb.com/properties/the-overlook-at-montgomery-village/ And here are some new townhomes for $800K: https://www.eya.com/townhomes/rockville-md/farmstead-district Not clear what the "village" concept adds to this. |
Each village will have different price points, so that way the different housing types won’t clash. |
Unfortunately, that type of planning is not in vogue anymore. God forbid, people want to live in a quiet single family neighborhood. This village idea will not happen and encroaching on the AG reserve is a very risky proposal. It will not stop with just these 4 villages you are proposing. The end result will be sprawl and development throughout the entire agricultural reserve area if you start approving high density development there. Prince William County eliminated their rural crescent in 2022 and there are already plans for 10,000 housing units in areas that used to be agricultural reserve land. MOCO should be smarter than PWC and not encourage paving over every last area of green space in the county. |
| how will this be different from the many developments in the area? seems pretty same except that it's on agricultural reserve. |
This would have entry level priced homes at market rate. |
This. If I was the county, I would try to make Clarksburg the affordable housing hotspot as there’s land available there. |
Why does everything need to go on the east side of MoCo? It’s already overpopulated |
There’s already significant development in the White Oak area near FDA HQ. |
How si that any different than what we have? Who would pay for all the schools? We aready have tons of apartments and condos. We aready have tons of million dollar homes. And, what about HOA fees? |
| What is the difference between that and Clarksburg. |
|
There’s not sewer and water in the ag reserve. Everything would need septic and wells.
If people wanted to live there, Laytonsville and Brookeville are already independent towns, with pretty affordable housing. |
Most development in clarksburg is high end. This would have all classes of housing in a healthy dose, hence the separated villages. |
There are plenty of condos for $250K and tons of SFHs under $1 million throughout the county. Just run a search on redfin. |
