I’m always amazed how empty the land is near the West Hyattsville metro. Why not use that space to build a village? It’s not MoCo, but the transit infrastructure is there, and it’s close-in.

That is a stupid rule because it just makes housing less affordable on average, by driving up the price of market rate housing units in the development.

If the market is unaffordable, how can market rate housing be affordable?

There is a lot of new construction in Hyattsville. As a matter of fact, there is a lot of new construction everywhere.

Clarksburg is exactly what the OP describes. Villages with condos, townhomes, detached homes, with prices ranging from $250k to $1 million. Locationally, it is as if it is cut out of the AG.

I'm from out west and OP's suggestion is exactly what is ruining the west. Have areas with aged housing or retail stock, but just let them sit empty or under-utilized while you knock down wild areas to build more cheaply built quick housing stock. It just leads to more sprawl and more stress on the environment, and then gross areas closer in that are run-down and collapsing.
Leave the wild areas wild. Take some of the craptastic under-utilized spaces and build there.
Also, people keep saying that a demographic cliff is coming ---- why are we knocking down more plants/trees to build houses? That seems very short sighted.
Plus with climate change coming, I really prioritize having a space that food can be grown close to population centers. Otherwise, we are all going to starve when climate change impacts the current big-farm monoculture (more than it already has).

FInally, I don't really get what OP means by a village. Isn't it just a community .... like what is already all around MoCo?

There are not many but the 1 bedroom condos that are not MPDU are probably around $250k today. Two bedroom condos start around $290k. Townhouses start at $500k and detached homes start at $700k.
