What is the deal with these skinny houses in CCDC?

Anonymous
Oh wow. Before I clicked on them, I was going to say I think that is good to build two smaller houses because in my area they are telling down smaller, more affordable houses to build large McMansions, and I'd rather they build two smaller houses.

But then I clicked and those are FUGLY. and the old bungalow house was cute.

I suspect a developer offered them more money than they could get listing. The developer is going to make a fortune by subdividing the lots. They know that a SFH, no matter how narrow, is a much easier sell than a duplex, so they built these

Nope — Kimberly Cestari, perhaps the greediest woman in Chevy Chase, had this listing and sold it to a developer friend on the cheap.

Are you saying that she took power of attorney for the previous owner? Or you have direct information about the negotiations between the previous owner and the developer? What other offers were, and that apparently the agent in question convinced the previous owner to accept a lower offer?

Kimberly has entered the chat.

She had a listing on the other side of the park in 20011 zip code and listed a home for an inflated price. I’m so glad it sold for $80k less. She was not approachable and has a stank looking face like she can’t be touched in the RE game. Greedy yes.

No one has ever been this worked up about a real estate agent.

Anyone associated with this project deserves notoriety. After this big f-you to the community she expects people from there to hire her ? So they can put one of these on every block? Nope, Sorry-play stupid games…

Cestari was the sellers' agent for the house we currently live in. She was just a deeply unpleasant person to deal with and encouraged her clients to violate the terms of their contract with us in regards to the items that were supposed to convey. Our RE agent said she tries to pull this BS all the time and usually gets away with it because most buyers don't want to escalate it into a legal matter. We did threaten to escalate it, however, and she had to get her clients to return and re-install the stuff they were trying to take.

Interior of these homes has a Holiday Inn in a newly upscale neighborhood quality, like a new build in Burbank.
I do hope they sell (because it is worse for the neighborhood to have houses that don't). But boy are those houses out of place.

I have no dog in this fight but we weren't impressed by her. We were told she lived in the neighbourhood and that her kids had gone to the same school, but we weren't impressed with what we saw or heard. The similar stories we heard messed with our fairness meter/didn't want to have to deal with that. However I don't know that the ugly houses are her fault.

Even if they were semi-detached but not so darned ugly, I feel like they would sell more quickly.

The larger one is nice inside except for the kitchen and the huge porch cut into the side of the house. Yeah, no. Not something I would ever buy.

And the builder is fine with that. They'll find buyers.

In my kindest words, I would say the houses are "not terrible." They will eventually sell, but may go for 20% off the list price. What I don't understand is why these houses don't have an attached garage. Most new duplexes and townhouses have an attached garage. A new SFH for these prices should absolutely have an attached garage.

I wouldn't mind seeing more skinny houses in Arlington, just not as externally ugly as these are. That being said, I don't want to be a NIMBY, nor could I afford to even buy a $1M empty lot in Arlington to stop someone from doing this. And I'm not going to try force my Arlington County leaders to ban a developer from doing this.

What a blight on the neighborhood.

The existing house was attractive.

The garage point makes me think you’re not familiar with the neighborhood.

The ugliest words in the English language are "progress" and "Progressive."

Seriously. Almost everyone who has a garage in CCDC uses it for storing things other than their car. Street parking is ample. PP clearly has never stepped foot in DC.

They're all on Ozempic. 🤣💀

I am at a loss for words to describe how ugly and out of place these buildings are.
