NE/SE affordability and upcoming areas?

River Terrace? The mostly self-contained nature of the neighborhood means there's a lot less of the randomly hanging out on street corners stuff. Not the biggest houses, but quiet neighborhood, and I love that the Anacostia trail and Kingman Island access are right there.

I am moving from Dupont to Randle Heights. I am getting a newer construction in less rent price and might buy something here too. Dupont is crazy nuts all the time.

I’ve been in Trinidad for years. First single renting with roommates and then got married and bought place when realized the potential. Now we have a kid. Never had any issues whatsoever.

BTW FWIW our net worth is about 5 million and we have a beach house also.. Could have easily bought WOTP but way too far from downtown, boring, and wanted our kid not to be insulated and around more diverse group of families. There’s more of us in this NE corridor than you think.

in the suburbs you just get run over by kids in their BMWs. white kid death rates are higher in the suburbs than in DC proper/


Actually I take that partially back. Arlington is the winner in the DC metro. But DC proper is second. Interestingly in DC white kid deaths are mostly medically related (2:1 versus accidents/car crashes). In a place like Loudoun, medical deaths are lower, but accidents and suicides are much higher.


I wonder if the kid deaths being higher in DC is because of Children's Hospital being in the city?

No the issue is percentages. Less driving in the city and slower average speeds, so car crashes are less likely to be deadly. That's why the overall child death rate is lower in the city than in the outer suburbs. But that means the causes are in different order.

Just visited a friend in that area. Lots of vape shops, low end stores, nothing to browse except by whole foods.

People say H St is declining so no to Trinidad, but also I feel like people who say H St is declining have literally no memory of H St 15-17 years ago before it improved. Also I've watched as several places we had our eye on in Trinidad have gone for 900k-1.1m (outside our budget) in the last couple years even with the higher rates so I would actually argue Trinidad is on an upswing. Enough of one that we can no longer afford a SFH there and could only get a condo. So it seems like not a lot of people are writing Trinidad off due to it's proximity to H.

For me, it is the value. Trinidad is already very expensive and the price of upswing is baked in. Anacostia and Randle Heights have a lot of values and prices are still reasonable so we ended up buying there.

What about Woodridge? Seems like you can get a single family with a yard up there for 5-600.

Yes. It's undervalued. But far from metro. If metro is a priority (or walkable development in the pipeline) try Riggs Park or North Michigan Park.

This. Or live just outside DC on east side of red line. Lots of people commuting to the Hill for work from around here. You could find something small in your price range in 4 corners/Forest Glen area right outside beltway.

Looked at a lot of places around DC. Liked Anacostia, Hillcrest and randle heights for my new house.
