NE/SE affordability and upcoming areas?

Looking to buy in dc, and generally would prefer Capitol Hill. Kingman park seems ok but falls off fast in terms of dilapidated homes and folks just standing around.

Are there any pockets of affordability left in NE/SE besides across the Anacostia? I’d prefer to avoid way, way north dc. It’s nice up there, but far from big roads and worksites.

Is the Benning Road area going to improve? What about north or west a bit? Like Carver Langston or Trinidad? Looking generally for the older Capitol Hill row home feel, but a bit more affordable…. Like call it $500kmfor something decent. Is that dream gone?

Unless the dream is a sub-1000k sq ft condo in a not great building on a not great block, yes, that dream is gone.

You can find row houses in Carver Langston for 600-700k. Just FYI that it is rougher than Trinidad and both Bladensberg and Benning will have a lot of "folks just standing around."

Trinidad itself is on a major upswing and especially in the southern half is very gentrified and nice. But prices reflect that-- a tiny row home will run 700k and up and it us now not unusual to see the larger ones go for a million or more if updated. Condo splits go for less but you are still looking at 600-700k unless it's tiny or in the rougher part of the neighborhood near Mount Olivet or both.

Given these prices I do think you will see these neighborhoods continue to get safer and nicer as houses sell but this will only drive prices up higher.

You can't do nice/safe AND close to everything AND still be affordable. Not in DC. There is too much money floating around.

You can get a nice house in a safe neighborhood for that out Rte 1 in the Hyattsville/college park area. If you’re commuting to the hill, I would look at Riverdale. The train station area is so cute and you could take the Marc, or drive.

You can buy in Riggs Park / North Michigan Park for 550-620. Near the metro. Lots of new devloopment.

I hear that DuPont Circle is on the up and up. Good time to slum it up over there now

I am moving towards EOTR in Anacostia area or close to Minnesota Ave NE metro stations. Tons of new constructions and much better pricing with potential of better returns in the future.

20019 and 20020 has some decent areas/streets.

We moved from Ward 7 off of Texas Ave / Ridge Rd near Ft. Dupont Park in 2018 from previously renting on the hill. We had less crime than the hill, 0 stolen packages, and loved our neighbors. It was a mix of gay/lesbian couples and families that had lived there for decades. We needed more space and a bigger yard, so off to Virginia, we went.

Would you consider a condo? There is a 1 bedroom at the Car Barn on the hill for 435k, and two bedrooms are usually under 600k. Not a row house but has that old charm. I used to live there and loved it

Yep, check out Ward 7 and 8, have to do your homework but some good places for easy access to city (bus, bike), great parks and green space, and neighborhoods that I’d prefer over some of the areas you’ve mentioned (Benning Rd, etc.).

Above is spot on with the last sentence. Also agree about southern part of Trinidad. Quiet, not alot thru traffic, and walkable to everything on H St.

The whole area north of H St, including Trinidad, is just booming with families and very gentrified. Location is just not to be beat. Close to downtown and mall AND quick and easy access to 395 and BWI to VA and MD. Amenities and ease of living is probably the best in the city - 6 grocery stores including Whole Foods & Trader Joe’s, Union Market, minutes to Target, Costco, Lowe’s, retail, restaurants, shops all along H. No need to go to VA or MD for anything when it’s all walkable except Target, Costco, Lowe’s but that’s under 10 minutes by car.

Above is why prices have gone up a lot in the past 3-5 years.

You may find a fixer upper in Trinidad or off of Benning Road. You just going to need a weapon to protect yourself when you move there.

For those advocating for Trinidad, does the recent collapse/decline of H St not concern you?

LOL! Says someone who obviously don’t have any experience or live in the area.

I’ve been in Trinidad for years. First single renting with roommates and then got married and bought place when realized the potential. Now we have a kid. Never had any issues whatsoever.

BTW FWIW our net worth is about 5 million and we have a beach house also.. Could have easily bought WOTP but way too far from downtown, boring, and wanted our kid not to be insulated and around more diverse group of families. There’s more of us in this NE corridor than you think.
