New listing in Cleveland Park, what do you think?

If you knew this agent you would know she doesn't need to waste her time in a random forum. And no, I'm not her or anyone related to her - just pointing out that this agent-poster paranoia is really dumb.

+1

These posts are helpful for understanding properties and local market conditions. They’re not going to affect whether a $3M+ house moves.

Seems like you’re referring to me to posted right before you so no, I’m not the agent. I have a beef with the entire real estate industry and generally having nothing good to say about it at all. I do, however, love houses. Especially old houses in neighborhoods like this. It’s out of my price range but I’ve rarely seen a house of any price I can’t improve…like Sally when she orders off the menu.

I definitely looks like a flip, and whomever buys it will be paying a premiumfor cheap finishes.

It doesn't look super-premium, perhaps, but are the finishes cheap? The listing mentions some decent brands.

I would ask check water issues since PP mentioned it. But I think it’s a beautiful house and I love how you can access the park.

How many DC homes without off-street parking have ever sold for $3.4MM?

It’s not hard to park there.

I guess as long as you never/rarely buy more stuff than you can carry in one trip from a half block away it will be fine.

I still like my own spot. Especially for the price it seems high for no off- street parking!

Many pricey houses in CP lack off-street parking. Some don’t have any curb cut, like this one. Others have an old, narrow curb cut that’s essentially unusable for parking and can’t be expanded. The upside is that there’s plenty of street parking because the entire area is low density and residential parking zoned. The issues are more about your car getting dirty or damaged on the street than real inconvenience.

And you’re not a woman.

And you don’t have kids to carry into the house when they’re asleep. Or when they just can’t /won’t walk .

And you don’t have friends or workers or babysitters come over who want to stay longer than 2 hours but don’t have a zoned parking sticker

We have raised two kids in Cleveland Park without off-street parking and never had these problems. And the online visitor permit system is now excellent.

I think it has a lot of curb appeal and is in a great location. There's a nice backyard, which connects to Rosedale (fun!). The overall size is about right for us. I worry, though, that it really looks like a flip on the inside. There just doesn't seem to be much personality... a pretty cookie cutter modern home, other than just a few touches. I'm also not sure about the bedroom size, the backyard that's kinda below grade, and the lack of parking. Maybe I'm just nitpicking. What do you think?

They say that the devil is in the details... well, this home has got a lot of those little charming details all over.

Yeah, the comment above is nonsense. The residential permits don't matter on weekends or evenings. If someone needs to park for awhile during a weekday, you just print out a piece of paper for them to put on their dashboard. Couldn't be more convenient.

I think the city has radically underpriced parking (car storage) on public streets, given the expense of maintaining the streets, the bad effects of driving, and the market price of private parking. But that's a different conversation and, at least for now, it's easy and practically free.

The house hasn't sold yet. Genuinely surprising to me. Maybe the market in Cleveland Park is finally cooling off a bit?
