Because you want floors to match. The wood floors in old homes are very hard to match for obvious reasons, so if you replace one room you need to replace all. Or leave it and the difference will be very obvious. |
No it will not move "quick". This is not 2021/2022. Not saying it's going to sit for months, but homes in this price range sit for longer than they used to. |

It's a standard lot, standard house size for the neighborhood. $3.2-$3.5 million seems to be the going price for this type of house. Will be an interesting test for this piece of the market (very high end, very desirable neighborhood). If you're a 40 something big law partner making $1.5 million a year and your kids go to the Cathedral Schools, I think this is an attractive option. That type of person can afford it, and there are a lot of them in this area. |
I'm the PP who also chimed in that it won't move quick, but I don't think it's because it's priced too high rather there are fewer buyers at this price. The listing agent knows her stuff, she's been around forever and knows the market. |
Great move-in ready houses in the $2.5-3.5M range come up in Cleveland Park maybe once or twice a year, and they get snatched quickly. I agree with the PP that this’ll be a test of the market. If it sits for more than a few weeks, things have changed. |

I used to live in Cleveland Park, and therefore I understand the appeal. It has its advantages.
But if you're willing to go just a few miles north to Bethesda (right outside of DC), you can get so much more for your money. And this neighborhood has a lot of amenities (unlike CP), and has most kids going to neighborhood public schools, rather than scattered among the private schools. | I know people who live on that side of that block and have had terrible water problems since the latest round of construction in Rosedale. I would look very closely at the water situation and ask neighbors if possible. |

curious why specifically you think it's a disgrace? Is it that the appliances aren't high-end? there is no butler's pantry? you don't like the countertops? I think it looks similar to so many other remodeled kitchens, sort of generic, but disgrace isn't a word I would use to describe it. |
| It’s awful. The poor house has had all the character ripped out of it. The proportion of some things is out of whack, too. The bathroom fixtures are cheap for that price point. Note the cheapest marble tile, tile stops at the floor, out of the box vanities, no thermostatic shower fixtures (all cheap pressure balance), didn’t balance out the mill work where they ripped down walls, stairs just painted instead of finishing. Little give away like this show me that it was a cheap, quick whitewash job and the guts of the house (mechanicals) were done on the cheap. I also believe that stretch has bad water problems, the grading looks off, no parking. You’d likely have resistance trying to do a curb cut to pull in parking. |
| It's a very nice house. Check out the water issues since someone brought tha up. I think with some decorating you could add some style and originality back in. I like things like persian rugs and antiques in modern settings. I love the house that another PP posted in Bethesda. That kind of furnishing seems rich but cozy. |
