+1. Houses in my nice Fairfax neighborhood were $600k and under sometimes just before COVID drove the market crazy. That was only a few years ago. We should know as we bought one in 2019.

NP. I'm with the first poster. I was looking in 2014 and couldn't find a 4/2.5 bath house under 800k. I really needed 650k or less. I was looking in Falls Church and close to metro stations though and wanted a sfh. We nearly bought a town home that was 650k that was a 3/2.5.

All I can tell you is that our 4/2.5 SFH in Fairfax (not Falls Church, not particularly close to a metro station) was under $600k in fall 2019. We also looked at homes in that price point in other areas - granted, they were smaller houses or fixer uppers in Falls Church, but they were there. And this was, again, in 2019. I don’t know what to tell you other than that.

You can get a townhome/duplex in Huntington for under 600k. Most are only 2 bedrooms, but sometimes 3 bedrooms come on the market. The third bedroom is usually on the main floor or basement though. Not sure how old your kids are, but your kid should be fine in these schools if he/she can qualify for AAP.

I would recommend Eastern Loudoun. The schools are typically Whites and Indians and thus have higher ratings, compared to the school pyramids in your range in Fairfax, which are less affluent and typically hispanic majorities. Depending on where you are commuting to, it will all depend. Good luck!

Those schools are almost entirely reliant on school lunch rations, and are heavy minority, mostly from Latin America. I honestly wouldn’t recommend any high school in FCPS, Langley is the bottom line but it is rapidly declining and will get zoned with some kids from Tyson’s, which will ruin its composition.

Many of those school pyramids are fine if your kid is in AAP/Honors/AP classes.

Op here this is response I was looking for. A quick zillow search shows houses under 600k. I was interested in how the schools compared to MD. I work from home and live in MD. I was considering Silver Spring or Odenton. I heard good things about AAP and was wondering if it was worth looking in Fairfax.

Op here and I was looking at Moco. I am open to VA and think the instate options for kids college would be better in VA. I have a few older relatives in Alexandria but schools do not matter from them. The aap sounded like a good program. I hear different things about moco schools. I was wondering if I should consider Fairfax

Of course. Bought my 2300 sqft house in Fairfax - Robinson for 550 in 2018.

OP, take that post with a grain of salt.
The fact that a school has a lot of minority kids is not the awful thing PP thinks it is.
We are a double Fed family and live in a quiet neighborhood of single family homes. My kid goes to South Lakes. He is in music, sports, gets good grades and has friends who are all different races and whose parents came from different countries. It is TOTALLY FINE. And I am by no means a bleeding heart lib.
Does South Lakes have problems? Of course it does. All schools do.
The so-called “good” high schools have plenty of their own problems and I’m not sure I’d want to trade for them.

Where do you have to commute to?
MoCo is ugly except for very wealthy areas. And the instate options in VA are better.
