For a 1,200 SF 2 bed 1 bath, op might be better off just buying a newer condo rather than a fixer upper

West Springfield (not Springfield Mall area) or Burke townhouses unless you want a real rough fixer upper. Stay away from Annandale, Alexandria and Fairfax.

That's what sub 600k gets you in a good ES district in Fairfax. The neighborhood is full of families living in those homes

It's doubtful anyone *needs* 4 bedrooms. Double the kids up. Goodness, now many kids do you have? We have a dining room. No reason we couldn't put a bed in there instead of a dining set and it becomes a bedroom. Think creatively. Use the basement. Op, likely your best bet will be a townhouse in the HS pyramid of: West Springfield .. then maybe Robinson, Lake Braddock, Fairfax City, Woodson. Commute via the VRE.

This property in Hayfield sending area is smaller -3 bed, 1.5 baths but went under contract much quicker than larger and renovated properties with more baths zoned for some other schools. Possibly no dishwasher, and old knotty pine cabinets. 1/2 bath only n main level which has 1 of the 3 bedrooms.

Robinson and Lake Braddock pyramids are both very good (although the secondary schools are huge).

Disagree. Not everyone needs 1000 sqf/person. That house is plenty big for a couple with 2 or 3 children.

Self fulfilling downward spiral. People tell people looking for good schools not to buy in a certain area so things get worse at the avoided schools. There is nothing inherently wrong with the schools you mentioned, but they do have disadvantaged students.
