Self fulfilling downward spiral. People tell people looking for good schools not to buy in a certain area so things get worse at the avoided schools. There is nothing inherently wrong with the schools you mentioned, but they do have disadvantaged students.

Disagree. Not everyone needs 1000 sqf/person. That house is plenty big for a couple with 2 or 3 children.

A 2 bed, 1 bath 1200 sq ft home is not “plenty big” for a couple with 3 kids, that’s just a ridiculous statement. You can make it work with 2 kids that are not yet school age, but “plenty big” it is not.

+1. Houses in my nice Fairfax neighborhood were $600k and under sometimes just before COVID drove the market crazy. That was only a few years ago. We should know as we bought one in 2019.

This. I'm a teacher too. I work my butt off and don't get nearly the results as my colleagues in a nice area with parents who care. I teach mostly students whose parents are either incarcerated, on drugs/selling drugs or who are being raised by grandparents who are ill equipped to deal with them. How your kids will do depends on whether the school has enough of these students to make them the focus.

I hate this response. Yes, it's all of those student's faults for not scoring higher on testing.

I grew up in good schools. In the 10 years I've owned my home, it went from a 7 rating to a title one school with a rating of 1. My kids cannot get an adequate education because nearly the entire class is behind. Who cares how motivated and talented you are when the teacher is teaching 1-2 grades behind? I like how it's my kids fault for not trying harder and my fault for not moving (but what about the kids who can't move?!).

NP. I'm with the first poster. I was looking in 2014 and couldn't find a 4/2.5 bath house under 800k. I really needed 650k or less. I was looking in Falls Church and close to metro stations though and wanted a sfh. We nearly bought a town home that was 650k that was a 3/2.5.

Montgomery County is less expensive than Fairfax and Arlington. For example, the least expensive HS pyramid in Fairfax County is Lewis HS, where the average single-family house has sold for $655,000 over the past 12 months. In Montgomery, there are 11 pyramids (Damascus, Einstein, Gaithersburg, Kennedy, Magruder, Northwood, Paint Branch, Rockville, Springbrook, Watkins Mill, Wheaton) is lower. At least some of these (Damascus, Einstein, Magruder, Rockville, and Wheaton) are considered stronger than Lewis.

OP wants a good pyramid. A house in a W will cost as much as a house zoned for Langley or McLean
