MOCO - County Wide Upzoning, Everywhere

Watching the planning meeting now...they start by discussing the high cost of SFH homes in the county to...recommend decreasing the number of SFH by replacing them with duplexes and apartments...the middle will still move out to get a SFH!

They are also lying about it providing ownership opportunities for middle class households. It will almost certainly not do this for most plex buildings.

This is beyond just poor policy and poor decision making, it’s unethical behavior. These people took an oath of office, yes?

There has to be some legal recourse here as elsewhere in the country.

This just sounds like a free for all chaotic mess not a well planned out area such as Reston Town Center. Who are the council members involved and ok with this? It feels like a bait and switch. I’d say the majority of my neighborhood is unaware of what is on the horizon.

Hand out flyers to all the homes in your neighborhood. Put them on the porch.

YIMBYs don’t have the best grasp on economics. Earlier in this thread one was arguing that single family home prices are going up because there’s no demand for SFH. You can’t make this stuff up.

Only if they can, there will be less supply. The hope is to turn SFH dreams into small apartment dreams.

The neighborhoods exempt from this will have their property values increased over the long term and the neighborhoods exposed to this will have theirs deceased over the long term. Although, there will be a short term bump until they start getting built.

Agreed, early speculation will drive prices up for homes at the lower end of the market. Over time, growth in value of homes that were at the upper end will slow or reverse as the neighborhoods decline. At that point you might as well just pave the front yard for parking and divide your own home up as a rental property and find yourself a nicer area to move to.

Yes and make them non-stop consumers of services.

The idea is for everyone to live in small apartments. I don't think the planners care whether they are owners or renters. The developers on the other hand want everyone to be renters.

You can still make a flyer to try to get the point across why it's a bad idea to make people upset about it. Title: " Proposed Zoning Changes Will Eliminate Single Family Neighborhoods in MOCO".
County is planning on pushing through significant zoning changes that will increase the zoned density of out neighborhood by 4x. ..... Please contact the planning commission and and our county supervisor to voice your opposition to these proposed zoning changes... List emails for people to send complaints to and provide a link with an email template for people to copy.
