"County leaders are now proposing big changes to a third of the land area in Montgomery County. Roughly 33% of the county is zoned as 'residential'. The proposed plans would allow for a duplex, triplex or even a fourplex to be built in areas zoned as 'residential' that right now only allow a single-family structure.”

People move to SFH neighborhoods specifically to have space. They are going to ruin the entire county until it is paved concrete jungle like Tokyo and we all get to live in sh!tty 400 sqft apts.

But hey, at least the crappy chipotle down the street is walkable. I can’t wait until this stupendously backfires and everyone with means (by and large part home owners) flees because all of the upzoning imports tons of poverty and trashy people into the county. Gee, you mean it sucks when your neighborhood street has 30000 cars parked all over because each triplex houses 20 people all with their own cars?

R.I.P. MoCo. Howard and AA Counties looking more attractive by the day.

It doesn’t impact any place that has its own planning authority. That includes Rockville, Gaithersburg, and Takoma Park. The Village of Chevy Chase doesn’t have their own zoning authority but do have their own permitting authority so they are unlikely to be affected as well.

You can look at this as basically the last hurrah of an ideological but incompetent Planning department. The MNCPPC will be restructured in the next decade. There is already a commission looking at this who are supposed to make proposals. Eventually they fall under CE control and be somewhat accountable, but that’s not going to happen as long as Elrich is around.

You can also investigate any restrictive covenants that have been in place in your neighborhood. Apparently there are ways to use these to file lawsuits to protect the surrounding properties.

He is employed by MOCO (not GGW) to make important zoning and development decisions about the county. This is very unprofessional, and it raises legitimate questions about the credibility of his recommendations and whether he is acting with the interests of county residents in mind.

Someone with money should file a lawsuit now, to prevent them from passing it. Not a lawyer, but maybe there is standing to sue before the zoning change if a credible conflict of interest exists.

Did you know that most Dupont circle SFH are now multi unit condos? They converted old victorian homes with many bedrooms into subdivided smaller condos. Is Dupont circle a trashy place? Also, why shouldn’t poor people live near wealthy people? Why should the government allow wealthy people to isolate themselves through government policy? Why not let the market decide?

The planning board doesn’t have any power, they just make terrible recommendations to the MCC. Not sure that you can file suit now, but you can certainly address their incompetence and misconduct in a later suit.

This is about infrastructure, school capacity, the environment, public safety. It has nothing to do with the ideological SJW arguments you are bringing up. You are being tricked by the developers and special interest groups. Don't fall for their BS, the only thing they care about is the profits of the real estate industry.
