Are these H St. NE / Capitol Hill houses priced appropriately?

How about this cutie? This is one of my favorite streets. Our family of four couldn’t swing it but it would be great for a couple or a one-kid family: https://www.redfin.com/DC/Washington/1226-Linden-Pl-NE-20002/home/9909882?utm_source=ios_share&utm_medium=share&utm_campaign=copy_link&utm_nooverride=1&utm_content=link

LOVE this one. Fantastic block. It's one of the few houses I've seen where I'd be like, can the furniture and artwork convey?

That’s an interesting use of penny tile on the shower walls.

Quite a few listings this week! What do people think of this one?

I love this one. Main floor feels huge with the windows and open floor plan. Also love having the big yard which you don't see very much. Think this one is primed for bidding war.

8th and K is a very busy corner. I'm not a fan of having a bus stop in my front yard.

I cannot figure out what's going on with the layout here. The facade is cute, and the square footage is on the larger side for the typical 2br "condo alternative." But the pictures make every room look so small. Random doors and windows and shelves everywhere; furniture placement would be a bear. The kitchen is...not ideal. And I hate open tread stairs. I feel like this property has a ton of potential, but at $599k it's obviously priced for a flip. Location would be appealing to a single person or DINK; a block from the rowdiest stretch of H St. is not for the faint of heart. On the bright side, there would be no excuse not to roll out of bed and into the farmer's market as soon as it opens on Saturday, before all the good stuff is picked over.

The "extra" square footage is in the basement, as is the tiiiiiny second bath. Agree it would be really hard to furnish. Plus that back deck is kind of sad, and right on the alley. I think it's priced correctly but I wouldn't want it. I'd rather by on of those little 800 sq ft houses with no basement but a better layout and more useful outdoor space (and maybe pop it up if I could).

The Linden Place house from the last page makes this one look like a travesty.

Price dropped by $100k; seems kind of aggressive... Have things slowed down that much? Looks nice (if a bit small) and inbounds Maury.

A couple of cute under $800k places right by the Potomac Ave metro listed today, what do you guys think?

That was listed at $1.2 million when it first came on the market on 9/3. That was...optimistic. Give them credit for adjusting the price quickly, though. It doesn't check many of my boxes, but I suspect it will go fairly quickly at the new price.

I like them both! It looks like E St has a lot of built-in storage (picture 15), which is nice. I think that massive building under construction across from it on the street view is Safeway, which is now open. Some people might not like having a big supermarket practically in their front yard, but others might consider that an advantage.

Ives Pl looks like a quiet street. This house would probably be my preference of the two. The photographer needs to lay off the liar lens, though--some of the pictures are really distractingly distorted.

Do you think this one makes the cut to be listed almost at the million mark? The expansion looks nice, plenty of closet space, but the style (two-bay federal front) is still in the $800k range in my opinion. The floorplan in the photo only has 1462 sq ft, although the listing says 1800. No basement. Maury and parking for two cars -- big plus.
