Both are modern updates, but the 14th street house is tastefully done and will age well. I agree wholeheartedy. I don't think the "Early 21st Century Flipper" style will age well at all. That said, there's also some truth to this:
Some of these houses lost their original charm long ago. It's easy to forget, but there was a long while when Capitol Hill was not a great neighborhood and the houses would not have been kept up well. When I want to make myself feel better about all these bowling-alley white-and-gray flips, I tell myself that the flippers probably didn't tear out the original woodwork—it was gone or ruined long ago. That's what I tell myself, anyway, because the alternative makes me sad. |
623 14th St. NE looks like a flip. Blah (IMO). 1008 E. Capitol is gorgeous. I'd be all over that house if I could afford $1.85 million—or, more realistically, $2 million. In that location, in that condition, with that much space, I think it will go for more than list. 2 6th St. NE is in a great location, but it's hard to know whether it's priced right until they get some interior pictures up. |

The lot size is small because it's probably only the footprint of the house. In the L'Enfant city, front yards are usually technically owned by the city and classified as public park land. The way that this lot is situated, there is no back yard. |
The 14th Street house is a mile from Metro but a block from great bus lines and two blocks from the trolley (and more bus lines). This corner of the city is actually really well served by public transit. |
It’s a giant, historical home on one of the best blocks a mile from the Capitol. 1.8 mil is actually kind of a good deal. |

No. There is nothing about that house that's worth $1.3 million in that location. The Capitol Hill Market is hot, but this one? The sellers are delusional. |
