Poll: vanity or pedestal sink

OP here. I ordered and received my vanity. I love it! It is perfect. I just received a call from the plumber who is to install the toilets and vanity. I was told I have to return everything as they will not fit according to code. What?!?! I literally checked with the technician before ordering. I’m so upset.

I have no idea what to get...I’ve spent WEEKS selecting the vanity, lights, flooring, toilets, and faucets which all currently reside in my living room. I’m lost and this is a major bummer. I’m pissed with the tech because it takes me weeks to make decisions as everything is connected. I know there are bigger issues in the world - unfortunately, there always are.

Need ideas on vanities. Back to the drawing board. OMG!!!

What doesn’t work to code? Just the size? Maybe post what you bought here and we can help find something similar that does fit!

The size does not work. If I recall correctly according to DC code, there must be 15 inch clearance from the center on both sides of the vanity, and 30 inch clearance from the center of the toilet to the next object, and 21 inch clearance in front of toilets. There were a lot of measurements but bottom line I’m restricted to a pedestal sink under 19 inches for all bathrooms and the toilets must be round not square.

I find that hard to believe. Not up to code is code for I don’t want to do this job. Get a second opinion.

That sounds crazy. We have 70s tiny bathrooms and there is no way we could even fit ANYTHING in there using those codes. We have toilet shower vanity and the whole room probably 6x6’

OP here. I find it hard to believe too. I’ve seen new builds that don’t meet these requirements. I was told I could proceed if I want but they will not do the install. I seriously wander how folks with older homes manage to update without competing a major overhaul to the layout.

I don't think that is correct. It is 15 inch clearance from toilet center to wall or vanity. And 30 inches from one fixture center to another.

We switched to a pedestal in our tiny bathroom and the difference was huge. It looks so much better/bigger. Turns out we didn’t need any of the crap we were storing in the vanity.

Try to DIY with a home depot book. Seriously... all the jacked non-code real estate photos of bathrooms I've seen on this board... what you chose is fine. Get another plumber who wants your money.

OP here. Thanks both PPs. The pedestal would be fine if we had more storage in our home but we could really use the space. I found another plumber who will take the job but he will not pull permits. What to do? Sigh

Why do you need permits to replace a sink? Just do it yourself or use thumbtack.

I just replaced my water heater and when the inspector came out l inquired if a permit was required for toilet and sink replacement. I was told yes so just trying to comply with code.

Would one of these work? If you can't do a vanity, at least do a wall mount rather than pedestal so you can have a little storage underneath -- maybe a covered basket for some spare TP, soap, and towels
