Apartment is taking forever to approve us.

Yeah don't be so excited. At my apartment complex, also in Georgia, you can pay online but the system is not able to take payments from the 25th-1st of the month. However if you log on before the 25th, it rarely shows that you owe anything in your account so you can't pay because you have a $0 balance. In other words, you can only pay after it's actually due.

I've rented many apartments in Atlanta and Savannah and they are always managed poorly.

That’s the whole point- you get it back if you leave everything in good order and aren’t behind on rent. I would look up “standard Georgia lease” and see what the typical language is


Op here. They say it's refundable. I don't understand why they mentioned this line on the lease. If the application is denied you would not move on to the lease. They also miscalculated the prorated rent for February. They added an additional day but the move in date was set up for Saturday. This place is a mess. Now we have to get a cashier's check for almost 3.5k. I was told we would only have to pay for February when we toured. The leasing agent said after the 20th you must pay for the next month. This person must be new. She's nice but clueless. Most of the leasing agents I have met here have very bad attitudes. This one must be new because she's very sweet.

I have NEVER heard of a rental application fee north of $100 in the District at all. Not for a reputable apartment management company.

When was the last time you rented from an actual apartment complex - not the homeowner?

This place is $575, with $500 being some sort of admin fee. This is why PPs are calling out the initial fees are so high now. You no longer just pay for your background check. Those are the fees before your deposit and before you move in. https://www.apartments.com/lyric-440-washington-dc/2nkq2lb/
