Under your price point but close enough to 495 and walking distance to metro for downtown.

Don't mean to be the grammar police, but....could you say it again in English? That neighborhood is literally within shouting distance of 495/270. No thanks.

English major and Bethesda native here, and I think I can translate.

with all the new developments with multiple townhouse communities and new apartment buildings the traffic will become a major shit show in the area you described. It's already pretty bad, but it's going to get horrible in the next 1-2 years.

+1, and the neighborhood cited by the person not speaking English is right on top of the highway, do dealbreaker out of the box for many.

These are both walking distance to metro and right off 270 to take the ICC over to Columbia. And also in really walkable area of Rockville.

That's been on the market for over a year. The front is dated and the back looks like a garden apartment building. Plus that location, while lovely, could not be less convenient for trying to get to Columbia every day.

Of course not -- and this is at least the second time you've asked

I think with 4 kids you should buy a large new house in Kensington Parkwood.
Very family friendly, decent commute for both of you and good schools.
I would not want to commute from Potomac to DC every day.

With 4 kids, I'd want a lot of yard and good schools - I'd buy in one of the 2-acre zoned neighborhoods in Potomac, likely Beallmount or Belvedere because they are lovely!

You do not need two acres for four kids. That's a half acre per kid! OP's kids are going to be out of the running around the yard phase soon anyway.
