LOL

the 1st one looks like a converted dorm on the outside to me

You must be new here. The 2nd house is fairly nice, I think DCUM has issue with that price for anything in Pimmit Hills.

I am- I have lived in DC or N Arlington for 9 years and had to google where pimmit hills is. I don't know the names of the vast majority of neighborhoods mentioned here actually.

Did my google show correctly that its in Falls Church? I thought that was an incredibly expensive area to buy a home in- $1.3 isn't standard for those size houses? I am in N. Arlington and we are priced out of SFH here

Falls Church covers both the City of Falls Church (fairly nice) and Falls Church/Fairfax County (some nice, some not).

Crash Course on Falls Church:
22046 - Falls Church City - George Mason = Good
22046/22043 - Fairfax County - McLean = Good
22043 - Fairfax County - Marshall = Good
22042/22041/22044 = Fairfax County - Falls Church High/Stuart = Not Good

Not really buying this, sorry.

Care to refute?

The binary "good/not good" crap is silly.

Sorry to burst your simplistic and, perhaps self-serving, bubble.

I think PP's assessment was fairly accurate. The Sleepy Hollow area in 22044 is nice, but the schools are less desirable than those in the "good" areas per PP.

There's more to consider than the latest GreatSchools ratings when deciding where to live, as much as some of you would like to pretend otherwise.

Anyway, George Mason and McLean are considered more desirable than Marshall. Check the real estate listings if you have any doubt on that score; the number of listings highlighting that a house is zoned for FCC schools or McLean is far greater than the number highlighting that a home is zoned for Marshall. Does that mean it's "not good"? Who knows - guess it depends on who you ask.

It's true that GM High and McLean High are seen as more desirable than Marshall. Marshall is also seen as way more desirable than FC High or Stuart and I would say that the gap between McLean and Marshall is smaller than between Marshall and FC High. If you're zoned for Marshall and want AP, you can pupil place into McLean.

22043 schools are more desirable than 22044 schools regardless of which ratings you choose to look at.

Let me interrupt here to point out the AP pupil placement option out of Marshall may be Falls Church or Madison, not McLean.

I want to drive to rainbow after it closes and interview the new owner on why they thought this place was a good choice.

The PH house is absurdly large, but otherwise seems fine.

Sigh. Rainbow house. The end of my constant fun checking your DOM

It is very pretty on the inside.

http://www.fcps.edu/dss/osp/StudentRegistration/student-transfer/infofiles/Glossary.pdf (see paragraph stating that student transfer requests are granted to closest school offering desired program)

Here's the Marshall boundary map: http://www.fcps.edu/images/boundarymaps/marshallhs.pdf

If you live in Pimmit Hills/Idylwood and want AP, you'd go to McLean. If you live in the part of Vienna zoned for Marshall and want AP, you'd go to Madison. Some of the areas south of 66 zoned to Marshall, however, are closer to Falls Church than any other AP school. It ultimately depends on the specific address.

As long as you stay out of Pimmit Hills you'll be fine.

And a very fine day to you, sir!
