No Seperate Double Oven, Deal Breaker? On $1.5+ million

Agent here and there are actually a fair amount of high-end homes which have "his 'n' her" toilets in the master bath. Yeah, I know.

I have a double-oven range - Kenmore Elite - that I love love love. It has a half oven on top which heats up in a flash which we use every day. The lower one is very large and suitable for turkeys etc. I used the hell out of it yesterday - I also cooked two legs of lamb!

And all the PPs are correct that one appliance should NOT be a dealbreaker on a $1.5M home, and the House Hunters PP made me spit out my diet Coke. So on point!

But seriously, in very high-end homes, it is common (notice I didn't say STANDARD, but common) to have his and hers "water closets" in the master bathroom. Basically, a gigantic prep area to share with sinks, a $30K steam shower, wall-mounted anti-fog TVs ..... and then the whole point of a bathroom ? The place to take a shit indoors? Two smallish private rooms with just a toilet and a sliding door for each.

We have 2 ovens and never use both anyway. We have a nice toaster oven (the Brevin or whatever it's called) and end up using that a lot since it warms up faster.

First off why would you advocate ripping out a new kitchen? 2nd some people aren't "rich" who buy 1.5 million dollar homes they may have been lucky and bought before the bubble and have kept trading up to the point where their mortgage maybe be very small.

Well that's not really what you asked. You asked if it would be a dealbreaker. And honestly when you're talking about spending $1.5 million on a house, it sounds extremely silly to suggest that something so easily remedied could be a dealbreaker. I mean really, how much could it possibly cost to add another oven to the existing configuration? $5K, $10K at the absolute high end? And you'd consider foregoing a $1.5 million house you like just for that reason??


This poster had it right. If the replacement of the oven to a double oven cost, say, $50,000, which is astronomical, it is only 3% of the total costs. The $5,000 or $10,000 seem like the more reasonable price. $10K out of $1.5 million = 0.6%, or, barely more than half of 1 percent. Thus, is it a deal-breaker? Of course not! However, if you ask the realtor to eat the replacement cost, then the deal might be broken! C'mon OP and people, the oven is never a deal-breaker on $1.5mm.
