I'd rather be in Pimmit - it's more convenient overall. Plus, PH is a better investment over the next few years.


Do you seriously think PH is going to be a better investment than NA? On what planet? I just can't see large numbers of people being so interested in the McMansion crapshacks that sprout like mushrooms after the rain in PH. That neighborhood is just hard to look at with all the seriously out of scale houses on the lots.

The lots are much larger than north arlington and the location is excellent. People are buying the new homes left and right. I think you may be jealous of the nice new homes that are going up. Arlington was terrible before the metro so you know what they say about throwing stones in glass houses.

Almost everything in Pimmit is ugly as sin. I can think of only 2-3 houses there that I'd be willing to live in, and only if they were moved out of the neighborhood. So what if it's appreciating more than some places right now. That's only because it was so ugly and decrepit that it had nowhere to go than up. It's still a place no one with a decent budget or any taste wants to live in.

It's appreciating more thank ALL places not some. HAHA. The smart buyer would see it as a buying opportunity because of the development surrounding it.

You'd be willing to live there in a heartbeat if you only had half a million to spend, couldn't find anything decent in Arlington and weren't willing to extend your commute to Vienna. Let's not pretend that the world consists of people with unlimited budget.

It doesn't matter that you don't want to live there. Market numbers show that enough people don't think like you.

People aren't buying new homes in PH right and left. Only two closed sales over $900K there since 2010. There ARE people buying teardowns and putting up McMansions. They are usually ugly as hell and who knows what they'd fetch on resale. North Arlington was always desirable, because even the small homes were well built. Pimmit Hills is full of NoVa's cheapest post-war homes, and now it just has crap McMansions to go along with them. If the entire area was bulldozed it would be an improvement.

I bought a flipper that was renovated in Pimmit Hills - just 884 sq. ft., but basically the whole house is new. And I love it. I didn't have a budget over $400K. But if I did, I would still be in Pimmit because of the location, location, location. It is the most convenient place I have ever lived in my entire life and I love it. I never drive more than 5 minutes to get or do anything (except during rush hour to go downtown). I would HATE to live in Arlington. In sum, PP, you are mistaken that living in Arlington is some sort of privilege that makes you some sort of elite DCUM'er. That's just your preference, which, frankly, a majority of natives from NoVA would find strange.

You say this yet new homes that come up for sale in PH get bought pretty quickly, even at $900K.

As for crap McMansions, do you think they design them specially for PH? NoVa is full of them. PH certainly holds no monopoly.

I say this without reference to North Arlington, as I think the comparison between it and PH is just silly. Two completely different places. But I think PH has its attractions that make this comparison unnecessary.

Also, let's not make it sound as if it's the quality of construction that makes N. Arlington desirable. You can put a tent up your lawn, and it would still be desirable. Arlington's appeal has nothing to do with its quality of construction.

An investment is something that grows in value over time, not what you personally find aesthetically pleasing.

You may not see large numbers of people interested in new construction in PH - we all have our vision issues. These numbers are robust enough that these homes are sold quickly - does anything else matter?

Houses out of scale on lots? Oh my goodness, I've never seen that ANYWHERE else in NoVa before! PH is just so unique in that sense!

It makes a lot more sense to put up an oversize house on a 1/3 acre lots vs. 1/10 acre lot that one finds..cough cough...somewhere other than PH. Somewhere that starts with "Arling" and ends with "ton."

Well considering the tysons development it will be closer in to that than arlington haha

Don't be silly. It's a 25-minute straight shot to DC via Rt 66 in the morning and even shorter in the evening. PH has many flaws but remoteness is not one of them.

Beats Dunn Loring, Vienna and all points further out. You'll have your choice of places in FFX that are further out than PH before you get to LC.

The same builder are in PH as in all other area including North Arlington. I know of 3 people who are currently doing tear down and rebuilds in PH to live in not sell so those won't show up on the MLS.

You also have to remember that newer to new homes were selling at 750K-850k range before this year so that is why you only see two closed 900k sales.
