Buying and razing a home in Pimmit Hills

I live on Lunceford in PM- along with the listing posted, a brand new house was just built across from 7700, and another lot had a house torn down and will start building soon. The amount of new construction is crazy right now. This one went under contract within a few days, as a tear down I assume:

The neighborhood is definitely mixed, but as more and more of the original houses get rebuilt the overall look keeps improving.

OK, today I took note of the signs on lots where construction is taking place as I drove my son to daycare. This is all on one street (Lisle) within 6-7 blocks. Builders were Stanley Morgan, Quincy Builders and New Dimensions. Don't know much about any of them, but that's who's building. I'm sure there are others if I drove around more.

The "bad rep" of Pimmit Hills was from several decades ago. The problems that caused it have long since been eradicated, and it is a neighborhood that is rapidly moving upward. With bus service accessible from several different routes, and the upcoming Metro opening this year, the climb upscale is escalating rapidly.

I live in Pimmit Hills, and I DO NOT see it being new North Arlington. But it is not even remotely dangerous so all that talk is decades old. The neighborhood is unpretty but very good on all other counts. I would not call it upscale. That's a good thing.

+1, Arlington was a depressing shit hole before the metro came in.

Yeah, but it's the exception in North Arlington but the norm in Pimmit Hills. Not to mention the existing housing stock is better in North Arlington. Until the quality of new homes in PH is consistently better than this, any comparison of PH with North Arlington neighborhoods is a farce.

Give it a few years, besides that is a pretty decent home home. I wouldn't mind it and the majority of the market doesn't either since these PH homes get sold very quickly with prices jumping up 100k on new builds over the last 6 months.

Fun Fact, NDI does more business in N Arlington then in PH.

In the past 3 1/2 years there have been exactly two sales over $900K in Pimmit Hills, so it's hard to say "the majority of the market" is clamoring for ugly McMansions in that price range in this neighborhood.

You again are incorrect, there have been over 20 sales of new homes in the last 2 years, the new home prices have gone from 750k to 960k. Hence the award for hottest neighborhood in NOVA.

I understand it is difficult to fathom PH prices are shooting up so quickly due to development of the surrounding area while your area has topped out and is stagnant.

A couple new, large homes are going up right now on Pimmit Drive (near the Griffith Rd or Rt. 7 end). Two different builders, one is "green." You should swing by and talk to the contractor or builder.

I'd rather be in Pimmit - it's more convenient overall. Plus, PH is a better investment over the next few years.
