Do you seriously think PH is going to be a better investment than NA? On what planet? I just can't see large numbers of people being so interested in the McMansion crapshacks that sprout like mushrooms after the rain in PH. That neighborhood is just hard to look at with all the seriously out of scale houses on the lots.
An investment is something that grows in value over time, not what you personally find aesthetically pleasing. You may not see large numbers of people interested in new construction in PH - we all have our vision issues. These numbers are robust enough that these homes are sold quickly - does anything else matter? Houses out of scale on lots? Oh my goodness, I've never seen that ANYWHERE else in NoVa before! PH is just so unique in that sense! It makes a lot more sense to put up an oversize house on a 1/3 acre lots vs. 1/10 acre lot that one finds..cough cough...somewhere other than PH. Somewhere that starts with "Arling" and ends with "ton."
