I live a couple streets away in historic Takoma park and willow is a great street to live on. There is indeed the TPCDC childcare center that could be a bit close (on the map you will see it as the Presbyterian church). My kids used to go to that childcare center and one of the 3 playgrounds is in the back and could be close to your backyard but that’s usually where they put the youngest kids. (Imagine 15 kids at a time, 3-4 year olds, playing ina backyard, not my idea of a nightmare but maybe yours). Go during the day and you will get an idea of what that means in terms of noise. The price actually seems low for the description. A renovated house that size in that street would go for 1.4M I think (just check the comps). But maybe with high interest rates the prices finally came down. I know nothing about the history of the house but I can tell you this is a GREAT family friendly location. Walkable to everything (all schools, loads of kids activities, downtown TKPK), lots of kids, neighborhoody etc.l.. |
This is a very cute house and I like the “in between the creek neighborhood” but there isn’t much comparison in terms of convenience of both locations. One is walkable to everything, in heart of historic district and the other is not. If they were exact same house and yard one would be 1 or 200k more than the other |
| OP here. Indeed, walkability and convenience is key for us, as is the ability for the kids to walk to school. Thanks so much for the heads up on the daycare center next door. I’m excited to see the house and will do a bit more digging on schools in the meantime. |
Flower avenue is a busy-ish street in TP, but it is not 'awful.' The neighborhood there is vibrant, diverse, and people are kind in my experience. It has access to transportation (buses), some nearby stores and restaurants, medical care and two trails. The streets are full of trees. |
Honestly, if you are waiting to see it you won’t get it. That is priced for a bidding war. |
This is the PP who posted the Flower ave house. When I posted it the photos for Willow were not yet up, it was an awful pic of just the front pre-renovation. Now that the pics are up I can understand the allure of the Willow house, but I do think they're now contenders. |

Though on the ADU-if you’re building or converting one with a Kitchenette (though note no cooking surface) why would you only put q half bath? |
| I live close by and we take walks on Willow all the time. I'd love to live on that street! Be sure it's high enough up the hill that it wouldn't get flooded. The only downside of that block is the drainage. There was an awful flood a few years back during one of those crazy rainstorms we get now. Other than that it's also close to a Spanish Montessori preschool, Estrellitas, and there's a regular Montessori over at the junction (where the co-op is). Good luck! |
| The pictures of the Willow house look nice, although some of the finished inside might be cheap. And I’m always suspicious of listings that don’t have a floor plan because someone’s the bedrooms are questionable. But regardless, this is going over the list price. |

I have never ever understood the logic of posts that say "We are interested in this house that is nice for the following reasons. What do people think?" because it increases competition and awareness of the listing and might drive the price up.
Which always makes me think these posts are from the seller(s agents). I mean, right? |
