Designer here: adding a bathroom would not be easy or inexpensive or practical. The only place the plumbing stacks for an additional bathroom is in the glassed-in upstairs addition, which would be challenging since a.) those walls aren't appropriate for plumbing and you'd have to do fairly extensive exterior renovation to make a bathroom there and b.) it would make that bedroom unusable as a bedroom because you'd have to reconfigure the door either neutering that as a functional room or cutting into the 2nd bedroom (best bet would be just to absorb the addition bedroom into the adjacent bedroom and make a new primary suite) c.) it would be hella expensive because of the already mentioned factors and because the house is 110 years old. You could also knock out the kitchen in the basement and put in a full bath, but that's not really solving a daily-family-life problem. This house works for families with one child or grown children (which would work better if you made a full bath in the basement). |

that's a big basement. Finish it with an extra room (you could also do another office but I don't know I'd cut that space up when I don't have to), big bookshelves or closets (there isn't a closet on the first floor from what I see), an unfinished section for the washer/dryer and a third bathroom. Only place we had to add another bathroom to our house was the basement, and it is lovely since we've finished it. And added a ton of bookshelves and closets.
