TKPK residents - thoughts on this house?

House only has two bathrooms, and it looks like the tiny house has one, so only one in the main house? If so, that's a big problem.

Which always makes me think these posts are from the seller(s agents). I mean, right?

Meh. People are stupid.

I think it’s priced about right. Lovely home and great neighborhood , but only 1 bathroom on the top floor with 4 bedrooms is a dealbreaker for many folks.

And assuming it is even legal to rent out that finished carriage house, who would rent it, people who don’t cook or shower??? That space does look awesome for a home office though.

I agree with the PP. There’s a premium for a good primary suite and walk-in closet and so the price reflects that. Plus, the bathrooms (and kitchen) just aren’t that nice.

I wouldn’t want my office to be in a detached building. I don’t want to walk to it in the rain or cold, and I just like being closer to other stuff in my house. I’d rather have a 300 sq feet addition to my home. It would need a full bath to be a rental. That’s why I asked what OP would do with the tiny house. It doesn’t seem very useful.

Kind of strange how part of the rear addition was built without anything underneath -- see photo 22. I would get an inspector to look at that carefully.

Hard to tell from just photos, but it looks like these flippers went with slightly higher end finishes than the Willow house.

It’s not uncommon for additions to be built on piers. I’m sure an inspector will look (although inspectors often don’t catch a lot), but no reason to be suspicious just because the addition is built like that.

You don’t want to walk 50 feet in the rain or cold? I’d actually like my office in a detached garage. Mine’s in my house now.

That part of Takoma Park isn’t as nice as the Willow area, not as convenient, etc. I also don’t love the design of the house. So would be a pass for me.

No, I don’t. I don’t want to put on a coat or carry an umbrella to walk to my home office. I often need things from the rest of my house so that would get annoying.

It has a lot of rooms but seems like a tough house for a family with small kids, which is kind of TkPk's thing. Only one shared bathroom upstairs with four bedrooms (we did this, it was rough) and the detached office doesn't allow parents to keep an eye on kids at all when they're in there (which may be a draw for those with nannies or teens, but most don't have nannies, and teens + that single full bath is not a combo I'd want in a $1m house).

So, lots of compromises, I guess.

The only downside of that block is the drainage. There was an awful flood a few years back during one of those crazy rainstorms we get now. Other than that it's also close to a Spanish Montessori preschool, Estrellitas, and there's a regular Montessori over at the junction (where the co-op is). Good luck!

Estrellitas is on Elm? Not close to willow? Or is there a second estrellitas ?

It's five blocks away, I consider that to be close but I suppose everyone has their own definition.

There is definitely room for you to add a bathroom, if you don’t need all four bedrooms. It’s just a question of whether you can get the house at a price that leaves money for adding it.

How easy is to add a bathroom? If it was easy some one would have added already.
