Are you some Marshall High poster trying to make fetch happen? There was a recent schools thread where OP tried to claim Marshall was a "Tier 1" NoVa public (sorry, but no) and here you are claiming Dunn Loring/22027 (which is very small, hemmed in by the Beltway, and hasn't seen a house crack $2M over the past year) is an up and coming area and the third nicest in NoVa, while ignoring McLean/22102 and Vienna/22180.

Isn’t the poster just going by home prices? I know in Vienna 22182 (which covers Tyson’s by also big houses near Wolftrap, homes near route 7 towards Toll Rd) does have $$$ homes. Not all are Marshall actually-some go to Madison, some Langley. Dunn Loring-some goes to Marshall, some Falls Church HS.

There is some ugly housing and what looks like low income apartments, so maybe that's what drags it down together with schools? There is nothing more special about it than Arlington, or some parts of MOCO, and for 900K I can get a small rowhouse in DC premium areas that beat Del Ray any day.

Competition for top dollar buyer with deep pockets to spend millions is not going to happen in this type of areas, it's not going to be full of urban mansions like Kalorama or Gtown or some parts of NWDC, and because of small lots, proximity to lower income areas, and the above (fugly apartment buildings and duplexes) big $$$$ SFH construction is unlikely to come there either.

Del Ray is no where near 50 and all of Alexandria is south of 50. 50 is a meaningless boundary in an Alexandria context. Perhaps you’re thinking of Arlington?

Del Ray was historically white. Primarily working class and middle class. As you move up toward Rosemont, the residents got more well-heeled. Del Ray was so white that it was actually a redline area and there were restrictive covenants in place.

George Washington Middle School was the white high school and its near del ray.

Hammond middle school was the black one and it’s over on the west end.

And further on your idiocy, Rte 50 is the dividing line between north Arlington and south Arlington.

North Arlington has always been more white than south Arlington.

I don't get McLean. Schools yes but location and anything fun there? Good god no. But I'm a city girl. But not from DC. I hate the whole of DMV and as much as I prefer MD Bethesda area to NOVA, I honestly prefer living in NOVA for convenience and work opportunities. I'm in the Del Ray area and yeah, it's white! I mean I always crack up because it's so liberal and all about DEI here but I look around and I see all white people 98% around me. I'm the token DEI here!

I do however think living in Del Ray area is an awesome location. I prefer it over McLean. I think Arlington is def tier 1 and although everyone loves N Arl, I like S Arl for more fun. I get Great Falls and why McLean is top rated. As much as I love Old Town it's not convenient to anything but Old Town/Alex.

For me, it can't just be about housing location and schools. There's got to be conveniences - food, shopping, etc. I would be bored out of my mind living in McLean, Vienna, etc. as much as I'd hate to be out so far, I find Ashburn and Leesburg more interesting than Centreville or Sterling. As a whole though NOVA is boring.

I'm more Manhattan/Chicago.

Like, it is not even in the running for any part Virginia considered desirable.

That is like saying Annandale is sought after; and no offense to Annandale- you are probably higher in the prestige scale than Alexandria and del ray.

You lose a lot of credibility if you say Annandale is nicer than Del Ray, let alone all of Alexandria.
