Will Springfield ever gentrify? Or permanent Bootyhole status?

I don't think this is true. I was in Annandale and Falls Church recently. They were not desirable areas 25 years ago, and the areas I was in were fairly nice. People still don't use public schools as much though.

I don’t see what people find so great about Annandale or Falls Church either. They don’t look or feel any different than downtown Springfield.

Falls Church is so much nicer than Springfield.

Falls Church is quite large and many, many parts of it are not nice at all.

I assume you are referring to FCC, which is its own thing, Falls Church zoned to McLean, which is desirable and nice but still more affordable than FCC and McLean due its lack of walkability, and the parts of FC Fairfax that are zoned to Justice.

I think the last one is the last bastion of relative affordability inside the Beltway but not for long. Prices have gone up quite a bit since I first moved here. I hate Trump but if he manages to get the criminal illegal element out (dubious given their incompetence but most people do support MS13 getting shipped out), that area has no where to go but up. It’s very convenient for commuting to Tyson’s and down the silver line and still not bad for DC, and the housing lots and stock are pretty generously sized for the price and location.

I don't know how springfield is any different than any other part of northern VA. I would nominate Alexandria as the butthole. Specifically the Hybla Valley/Rt 1 area. More than half of inside the Beltway is a total shithole... and I don't think Springfield is worse than Lorton, Annandale, Baileys' Crossroads, Seven Corners, and significant parts of Falls Church, Arlington, and Alexandria.

Average price of a single-family home sold over the past 12 months in Falls Church zoned to McLean per Redfin: $1.825 million

Average price of a single-family home sold over the past 12 months in Falls Church City per Redfin: $1.400 million

Average price of a single-family home sold over the past 12 months in McLean per Redfin: $2.050 million

Also, there are other parts of Falls Church in Fairfax County besides those zoned to McLean or Justice. Those areas go to Marshall or Falls Church.

Springfield is ugly because of the same reason the rest of Arlington is ugly: unburied power lines everywhere, stroads, ugly stores. Nobody has good taste

I think it depends on what part of Springfield (it is a big area). Like- North Springfield is the better location and has potential but it is not great. West Springfield has the typical NOVA neighborhoods with big trees and the neighborhood pools.

This. I never thought Springfield was that bad.

Love Springfield. This is such a dcum thing to call any middle or working class area a but hole. Really encapsulates how many UMC and wealthy think about other people.

North and West Springfield have plenty of neighborhoods with older brick houses very similar to the houses in ‘central’ Springfield close to the town center. The neighborhood surrounding Lewis/Springfield Estates has a community pool and is exactly the same as neighborhoods in other parts of Springfield, but probably much more diverse.

As long as you are in the West Springfield side. Central will always be a dump.

And far less educated. Have you seen how awful Lewis's demographics are? I think 90% are on free/reduced meals. In. A. Highschool.

That is public data that can be verified without making numbers up. The latest shows they were 45% FARMs in 2024-2025. The Fairfax average is 37% which is trending up. In part, Lewis' percentage is high because their total population is so low. I think with the latest apartment development more families will start to move in.

Uh it’s just socioeconomic factors my friend

Springfield is fine. Alexandria Rt 1 S and City of Manassas are much worse places to be.

Do you realize that Springfield has zip codes 22150-22153?

North Springfield is vastly different than West Springfield.

West Springfield will remain attractive to high ranking military and government personnel. It’s also a retirement enclave for same.
