no. you'd need to also show that the sale price is identical to or higher than the substantially similar Woodley home that doesn't abut Maret and was sold around the same time.

Can you do that?

Sure, there is a real property database that tracks home values across the city. Plug in Cathedral Avenue and look for yourself. Do you really need someone else to show you what a moron you are?

Which shows nothing, although it may be a good thing to completely renovate and restore a house to improve its sale value.

And where is the house that will be next to the GDS Tower? There isn't one. The so called tower is on Wisconsin Avenue and not within 200 feet of a single family residential house.

THERE ARE NO HOUSES IN THE SHADOW OF OR IMMEDIATELY ADJACENT TO THE GDS "TOWER'

Translation: I just made up what I said before about rising housing values and a causal link to development or private school proximity, but now I'm following the lead of Donald Trump and calling you names because that works.

You mean this underpriced house?
https://www.redfin.com/DC/Washington/3106-Cathedral-Ave-NW-20008/home/9987923

because, it sold for less than its same-sized neighbor a couple blocks away around the same time. i.e., a direct comp

In fact, its sale price mirrors all the smaller, attached row houses that sold that year on 27th and 28th.

HEY! Don't let data get in the way of a single anecdote. Meanie.

I know the change in plans means fewer apartments but will it impact the plan for the new school facilities?

How will GDS new campus compare with Sidwell after both schools consolidate and what will be the timeline for completion for each campus?

Sidwell - 2019-2020
GDS - 2020?

You can look at aerials to compare, but Sidwell will sill have three full-sized playing fields, a complete building for each of LS/MS/US, the new gym that is under the football field and a new lower school gym. GDS will have the campus that has been shown in the drawings, which feature the new LS/MS building and a completely new Arts facility.

They will be comparable campuses, but Sidwell still has more space.

Sidwell's campus will be 21 acres and GDS's will be about 8 acres. Both campuses will serve approximately 1200 students in grades PreK-12.

Because Sidwell spent less per acre and purchased a site whose buildings could be adaptively reused by the lower school, Sidwell's consolidation will be significantly faster, cheaper, and less disruptive than GDS's. Their lower school will be adjacent to but physically separate from the M/HS campus.

Sidwell's will be better. They one-upped GDS again.

Does Sidwell care about one-upping Gds?
Anonymous
Not as much as GDS cares about being one-upped by Sidwell. It's kind of a casual thing.
