Its going to be sold tomorrow. So thats all for this forum! I am so happy to have purchased here. Will update in 5-10 years on resale value. I am fairly sure it will be ok.

Agree…finally put this forum to rest. Congrats to all the people who bought here…welcome to the neighborhood!!!

I want updates on resells going forward so I hope this thread will not rest!

There is one resale so far. It was originally purchased in February 2023 for $1,818,105 and sold in 2024 for $1,799,990. The original sale was probably a 2022 contract.

The quality of construction labor has declined so much since 2008 that it is basically impossible for large construction companies to find competent construction labor at a scale needed to staff their Projects. Unfortunately, less than 10% of construction trade workers are actually good at their job anymore.

This is too funny! Posters first said the homes wouldn't sell for construction, yet the community is sold out. Now you're saying the quality is lacking?

Well, as someone who's lived in Mt. Prospect for over two years, I can say the quality is pretty damn great. Much better than my two previous homes that were both built well before 2008. We love this house and the community. So do our neighbors. Best example of this -- one resident in a Hamlet loves it here and decided to upsize to a Windmill. A true repeat buyer which speaks volumes about the satisfaction people have in their homes and the community.

I think the 186 families that bought homes in Mt. Prospect would disagree with your all your proselytization.

You clearly work for the developer. Construction quality for 90%+ of new builds is complete junk. Most trade workers don't care about the quality of their work anymore and it is literally impossible for large construction companies to hire high quality construction workers because there are not enough pf them to staff projects for a large neighborhood. Toll brothers has better quality that other large construction companies, but code minimum is a very low bar for quality construction.

With realtor commissions, that's a loss of around $100K. I won't fault the crazy Toll pricing though; holding a property for one year in a flat market just isn't going to yield a profit, especially with deadweight realtor commissions.

Unless you build it yourself, any company will use trade workers…what other option is there?
As for build quality, despite what you think, Toll did a solid job. Using 4x6’s where others use 2x4 is a prime example. Subcontractors were all “name brand” with good reviews. Not sure why you’re so sour!

The idea that I work for the developer is a joke. Watching TV in my bedroom on Potomac Hunt Rd. as I type this.

Real home owner who loves her house.

What is going to be there near the first Wind Mill at the QO entrance?

I believe the area with the construction trailer by Quince Orchard will just be open green space with grass and trees. An entrance sign like the one at the other community entrance off the circle will also be installed.

When we bought the windmill palatine model look alike with all the trimmings in phase 1 for 2.1 million 2.5 years ago, even I thought we were crazy. Its appraising for 3.1 million now minimum. Before you call me a toll brother troll, all I will say is if you can afford it ,go for it. So much has been said on the forum over the last 3 years that the estate will go south but it has not happened. Total lots left are about 4. The lots will sell sooner than later and toll brothers will move to the next project. That's how things are. If you can afford it ,get in. If you can not ,keep moving but prices are not crashing. If you believe that, you're living in la la land.

There’s plenty of excellent real estate around the area. You make it sound like Mt. Prospect is the last bit of land left in North Potomac.

Can we just say Gaithersburg?

It's been on the market for 37 days, so evidently your excitement is just curiosity.

Looks like there was a daycare in the basement. Also, why is it connected to the neighbors at the garage?
