Resale values and appreciation likely to be terrible. The new construction homes from mass market builders all rely on low-quality subcontractors. The quality of construction labor has declined so much since 2008 that it is basically impossible for large construction companies to find competent construction labor at a scale needed to staff their Projects. Unfortunately, less than 10% of construction trade workers are actually good at their job anymore.
This is too funny! Posters first said the homes wouldn't sell for construction, yet the community is sold out. Now you're saying the quality is lacking? Well, as someone who's lived in Mt. Prospect for over two years, I can say the quality is pretty damn great. Much better than my two previous homes that were both built well before 2008. We love this house and the community. So do our neighbors. Best example of this -- one resident in a Hamlet loves it here and decided to upsize to a Windmill. A true repeat buyer which speaks volumes about the satisfaction people have in their homes and the community. I think the 186 families that bought homes in Mt. Prospect would disagree with your all your proselytization.
You clearly work for the developer. Construction quality for 90%+ of new builds is complete junk. Most trade workers don't care about the quality of their work anymore and it is literally impossible for large construction companies to hire high quality construction workers because there are not enough pf them to staff projects for a large neighborhood. Toll brothers has better quality that other large construction companies, but code minimum is a very low bar for quality construction.
The idea that I work for the developer is a joke. Watching TV in my bedroom on Potomac Hunt Rd. as I type this. Real home owner who loves her house.
