it still shows a deposit. if it did sell those people are rich enough to the point that a 500k loss doesnt matter

It doesn’t matter. Get over it.

I don't think so. It is on zillow still.

It did not. They just told us it is still available. IDK who would buy it though at that price. At 3 it seems fair (though I would not buy it because of the lack of a second primary closet and no 4th car garage but 3.4 is absurd. The secondary bathrooms are not that upgraded and even overall decor wise it is not my style.

It seems like that the demand isn’t as high as much as they advertise.

Definitely not. The homes are too pricey for that kind of demand. They said 10-15 families were waiting on the lot that they just auctioned and no one bid. Probably you can just bid the minimum amount and be fine or dont bid and get more of a discount .

Well creating a scarcity mindset is definitely a sales technique.

As someone who bought here the sales team is really excellent at their job (making toll brothers more $$$)

But don’t get me wrong though they are really nice people and definitely are a big help in the process.

Not a fair statement…you are the one who decided what to purchase, not the sales agent. They did their job, but if you feel they screwed you, that’s on you. We felt differently and thought they were reasonable and gave good suggestions we wouldn’t have considered. But don’t blame them if you overspent…that’s on you.

Yikes, Toll rep -- stop taking offense at what was a pretty innocent statement. The job of any salesperson is to get you to buy, and also to get you to spend more than you might have originally thought you were going to spend. There's nothing inherently wrong with that, and if a buyer buys what you're selling (and upselling), it doesn't mean the buyer got screwed. Surely, you understand all of this, so stop with the faux outrage.

Is anyone actually planning to bid on the last two homesites? There doesnt seem to be much demand. I dont know how they plan to sell both of them. Maybe they are releasing them at the same time to put the few buyers against each other or maybe there just arent many left. Usually the last (and most expensive) homes take the longest to sell.

I’m sure everyone interested in. Siding is reading and posting here. They’ve had so much trouble selling the other 200 lots.

The homesite premiums are outrageous! We bought early and only paid 80k for our .6ish acre lot. Now they are starting at 125 for a similar lot. I hope they sell as that helps my resale value.

Lot 176 didn't get any bids and now it's available without bidding on first come first serve basis. I'm planning to wait until the bidding ends on the last 2 lots and then negotiate with Toll brothers to get discounts.

The low income units are impacting demand. Many people don’t want to buy in neighborhoods with mandatory “affordable” units.
