Lets break it down:

Palatine model (3.1 in 2023) vs Kalorama (3.4 in 2024):


Palatine advantages and things kalorama lacks:
1k sqft larger
Nicer furniture (rh vs some random place, probably 100-200k more in value)
Floating staircase (75k)
Paver driveway
2 extra outdoor living spaces on the top floor (outside master and loft)
2 story foyer and not a 2 story great room (2 story great room causes noise issues with the bedroom upstairs)
Nicer home finishes (like 100k more)
Larger finished backyard space (like double)
The sqft arent on levels (the third floor walk up space is inconvenient)
Elevator
2nd staircase near mudroom
2nd powder room on first floor and basement
2 primary closets!!!
More convenient prep kitchen (not in the mudroom!)
Larger secondary bedrooms
Extra bedroom on second floor (its own suite above garage)
Finished media room + space for a gym (while kalorama is unfinished)
Better kitchen and lower level wet bar (very custom)
More built ins throughout

kalorama advantages and things palatine lacks:
Slightly larger lot (.62 vs .54)
More convenient garage layout to get in and out (but lacks that courtyard feel)
Bedroom/multigen on first floor
2 story great room (but not foyer) gives grand effect

Idk if that makes the home worth 300k more but okay toll brothers.

LOL just buy in amalyn bethesda at this point (lot 114). It also has a 3 car garage just a smaller lot(and no useless prep kitchen in the mudroom). + that lot doesnt have sound because it is far from 270. Your home could look identical to the mp model for the same cost furniture backyard and all.

Mt Prospect has a LOT of MultiGen families. The prep kitchen in the Kalorama is often used as the kitchen for the suite used by a grandparent.

Or just buy in mp and take the prep kitchen, multigen and grand multigen and your cost will still be under 3 for replicating the model (+ furniture and the backyard = the same 3.4 for the model) and you get 1800 more sqft at 9000ish sqft instead of just 7400 for the model! This model is so overprice…

good for you if you think a just a bedroom justifies a 300k premium

Its shocking that we bought palatine windmill model like design in 2021 for 2.1m.At that time I was so upset that we went over 2m but we did because we were wowed by it. Kalorama model now is up for sale for 3.4million 2 years later and it's 1000 square feet smaller than palatine. Its great to be early, don't know what else to say.
