| As someone who has now lived here for a little over a year, I can say that it is a wonderful community with great neighbors and lots of children and dogs. The premium is coming in new with others and picking lots of options and having it done instead of doing it yourself! Just like I wouldn’t consider Bethesda because it doesn’t work for me for various reasons (congestion, high prices for older homes, commute to up county, etc) I can respect others making that choice for their families. Home buying is extremely personal and smart buyers take lots of factors into consideration. The incessant negative poster does not appear to be a smart home buyer…taking only home value in 3-5 years into consideration. |
| What is this toll brothers sales event? Like, what is not even a 1% discount gonna do for me? Like 20k is literally nothing for a nearing 3 million dollar home. I was expecting 10% 😭 |

| I have heard they are giving about 100k no agent. But i personally would not settle for less than 200k for windmills so i pay in mid 2 million range finished. Wait it out unless they give a good discount. |
| From when I worked at toll brothers, their margins are about 40-45% so that discount amount makes sense. They are making insane money off desperate buyers. |
Wow, those are insane margins. I guess it makes sense because the pricing on these houses is insane. But if buyers are (foolishly) willing to pay, I certainly can't blame Toll for maximizing profits. |

Well, tri-pointe homes in Bethesda provide much better value for money. At least it is cheaper than my prospect and in Bethesda. Also, Williamsburg Homes have a model house for sale near this community for 2.25, which you can probably get for 2.1. It's new and needs a few updates, like the outdoor living, but cheaper and bigger and has a community-like feel. Also, there are many new construction pretty homes in Great Falls and Mclean that are cheaper and nearer to things like highways and DC/Tysons/Bethesda/things to do in general. As for new developments like this, they keep coming up. The couple were by Wormald Homes in Bethesda, several builders in Crown, and others. Also, many homes by classic homes of md available are beautiful and, again, cheaper or better value than this community. I can understand the high prices when the interest rates were low, and people had a lot of new stock money, but now this community has lost its demand. The home prices will come down here whether Toll likes it or not, so wait it out. Many more lots to come for the price to drop, and worse come to worse, you can find a better home, not in Mt. Prospect. This home is only worth 2.0 million finished for the windmills, at least the Renwick. | For Classic homes, you get homes in the middle of other homes. no proper community...etc. I would rather spend money so my kids can have a sense of belonging in a community ... with lots of similar demographics. young children..etc. |

Outside of the credits for using TBI as our mortgage company, we got about 50k worth of structural upgrades and another 18k towards design center. We had an agent who helped with negotiating this…though it seems from other posters that you can get more if you don’t use an agent. We bought early so not sure if that makes a difference. The problem with Toll is that you have to tell them before you meet whether you have an agent or not (or agent won’t get commission). So I recommend you contact the Toll agent and ask what (if any) the benefits are if you don’t bring an agent before you give them your real info. Toll will say there’s no negotiating, but that’s not true, so I’m glad I had an aggressive agent. But given the market right now, maybe you can get more without. I assume they pay around 3% to buyers agents, so that’s what you should expect as a discount. |
Oh, I am asking for people who just bought those 5 last homes in the phase 2 windmill collection, should have specified. But 70k is really good considering you bought early at low prices. |
I should have clarified, they had messed up the pricing early on, so about 20k was actual negotiating, the rest we “argued” for them to honor the prices on the upgrade options they had initially provided. |
