Its been remodeled in detail. I don't like the landscape, there is so much a landscaper can do to showcase a corner home like this. |

But I like this location and the house has genuine charm with the transom windows over the bedroom doors, the staircase banister (someone remove the paint and take it back to natural wood!) and exposed brick. That's also a nicely done back yard/parking area. Can't decide if it's priced just right or if I'd try to offer 800k if I were in the market. I'd probably offer low and see what happens. It has enough flaws it might sit? |
Another flawed but adorable house under $1m, this one has a better layout and IMO better interior updates, but is zoned for Miner (I'd much rather be IB for JOW, especially if you don't have kids yet or they are babies as you'll be getting there right as they finish their remodel) and has much less appealing outdoor space. But houses south of H almost always go for more so maybe this pricing makes sense. I think this house a lot of potential upside (basement potential and the outdoor space might be salvageable with the right combo of privacy fence and landscaping). Listed at $879k.

And another, this time in SE. Smaller than the last two but either the picture or the layout make the main floor look pretty spacious. Could also be the fact that it's an end unit. Extremely green! I like the built in in the living room and the back yard has a ton of potential (but also needs a lot of help IMO). I know nothing about schools in this part of Capital Hill/Hill East. $885k.

That one is a FIND!! All those windows! And fantastic location next to Safeway, Metro, the Roost, can walk to Eastern Market as well. Bikers paradise. Payne Elementary a solid choice ... roll up your sleeves and get involved in Eliot-Hine and send your kid there in 10 years (I know, I know). But seriously, somebody, go buy it ASAP. |

WOW!!! This is a corner property and looks like a semi detached house, not a townhome. If they painted and staged it, it would've gone for more. I wish i was in market, there is so much a buyer can do with it. Its a great find. |
Absolutely but i would have rather have nice porch furniture to chill/read and wave at passerby folks. Lots of planters and lights can make it a really inviting place. |

You can still do that! Fences on the Hill have to be basically decorative, so they don't interfere with the visual lines to the street. |
