No one said ph is on par with north Arlington but you definitely can't buy a home under 600k in North Arlington.

And since when are all ph homes pieces of shit? I can post a dozen homes in your area that are far wrprse and sitting longer but everyone already knows that.

Marshall is a good option and is rated well much better than stuart, lee or fall church high.

Falls Church is #23 on that list and Annandale is #30, for the entire state. Stuart was on that list too last year IIRC. I'd certainly trade a #10 for another school also ranked top 50 in the state, if it meant living in a nicer house and not one that was a case of putting lipstick on a vinyl pig.

Looking in this price range gets immensely easier if (a) schools are not a concern (you're childless or empty-nesting) and (b) you don't car so much about a prestige address.

As a couple of other posters noted, Prince George's County is a treasure trove for bargain hunters. Cheverly is an oasis of nice with a very close-in location and its own Metro station. Hyattsville has the Arts District and other new development. Mount Rainier is just as arts-focused and even closer. A little farther out but still close, Fort Washington will get you a lot of square footage and possibly a waterfront view.

And, following up on the PG idea, nice houses in Cheverly and such are SO far under $600,000, you could buy there and afford to send kids to private school.

Here's a house in Fairfax for around $600,000 that I really like, for both the neighborhood and the schools, compared to anything at any price in Pimmit Hills!

I did the commute for a time from 20910 to Rosslyn. At rush hour, Metro was definitely faster.

I think you're right - BUT, I say they have done a pretty good job disguising it with a deck, and the backyard is actually pretty nice. Lots of people take the whole backyard for an in-ground pool, which I know I wouldn't personally want.

We actually saw a house that wound up being on House Hunters out in Herndon that had a pool for under $400K (at the time, which was 3 years back). Sadly, it took up the WHOLE yard, which defeated the purpose of moving to a SFH for us.
