Are these H St. NE / Capitol Hill houses priced appropriately?

Love the location for this one. Bedrooms seem a little tight.

I lived near this house when it sold in 1998 for $575k in 1998 (https://www.redfin.com/DC/Washington/139-12th-St-SE-20003/home/9908848#property-history)

It was at that point that we knew that the real estate market was completely insane. Who would pay more than a half million dollars for a house in our neighborhood? (Granted, the neighborhood was a bit different, with a notably higher crime rate and just a few stores and restaurants on Barrack's Row.

What would you have had them paint? That house is absolutely gorgeous, IMO.

Its a historic home, used to be a part of annual house and garden tour.

Where they have wall paper but probably better to leave it to the buyers, they may want to paint it or keep it as it is. Its not flavor of the month but very unique.

The wallpaper is very in keeping with a historic old Victorian home like that. I can see some buyers wanting paint there instead of wallpaper, but since a house like that is going to appeal to people who are gaga over old historic homes (all that woodwork! I'm swooning!), it's probably better to leave the wallpaper in place than to paint it.

Meant to add: if you want the flavor of the month, this house is very much not for you anyway.

I love this one.

I think the bedrooms are fine for kids. The master and guest/basement bedrooms seem substantial. More importantly the location is perfect, the house is in great shape… new roof, updated kitchen, new hvac, and a good elementary school. I think it’s priced well considering the expenses.

Another small one on Pickford for $850k. Spiral staircase will be a deal-breaker for many:

The elfin house at 8th and Maryland has been on the market for more than a month and has gotten a haircut to $835k.

There are a lot of Hill homes for around a million that have been sitting for a long time in this new normal.

The Pickford house is still on the market. The one on 8th has been taken off the market.

They took 624 Pickford off the market after two price cuts didn't do it.

The house that launched a debate on the value of first-floor powder rooms (this one is missing one) has seen two price cuts and is still sitting after 49 days.

Agreed—and I love the wallpaper, personally. It so matches that style. I walked by the sale sign recently and wondered what it looked like inside. I think it’s gorgeous.

This is awesome but expensive. However, already under contract.
